boise: Why list it as a short sale when it is not? - 02/12/15 09:36 AM
Today my partner pulled in a listing.  The owner is a friend of his sisters.   We went to the home that had been marketed for 135 days as a short sale.   The pictures on this listing were awful.  The home had been shown exactly twice in these 135 days.  After 135 days on the market there was no price change.
 
Bill's sister talked to him about her friend.  She wanted to talk to him.   We figured out the listing by the shortsale status and the agency.   Bill set up an appointment for this morning.  We got to work early and … (5 comments)

I seem to take on 2 or 3 "projects" a year for friends and clients.  I project manage getting the house for listing.   Today my partner Bill Taylor, and I put the finishing touches on 4027 Mountain View in Boise.
We (mostly)  have installed new lighting, The electric has been brought up to date,  all the toilets and faucets work, lights have been connected, old paint has been cleaned up, new paint has been put on.  A drop in stove held together with wires has been changed for a nice free standing stove.

Now I have been in the business since 2006.  I cut my teeth on the crisis.  I don't quite earn as much as I would like but I have been pretty consistent.  There are times that I feel that I am a Debbie on a hamster wheel....

boise: Happy mid-January! Spring is slowly coming! - 01/14/15 04:33 AM
Well here we are at the ides of January!  The city is experiancing an inversion.  School has restarted.  Only a couple of months before spring!    Now is a great time for winter pleasures in the mountains.  For me that meant a trip to the Idaho City Hot Springs.  For just $16 each we saw the sun and the beautiful blue sky while we soaked in a natural hot springs about 45 minutes from out home. www.thespringsid.com/I

boise: Don't tell me you can't sell near Christmas! - 01/14/15 04:22 AM
I was uninspired.....  I had 4 listings and very little activity.  I knew I priced the homes correctly but Thanksgiving had come and gone..... I still had 4 listing..... The first listing went on December 15.... We close today.... The next one went December 17.... We close next week.... Then the next one went on December 23.... I showed a home on Christmas eve... We close in a week.... Last but not least my last listing went on January 7.
I am now have no active listings and $991 pending (at least until this afternoon).

boise: Ooops! Wrong house.....I am offering on another. - 11/14/14 02:07 AM
I called the other agent to ask what her client thought of my listing.  To my absolute delight she told me she was writing an offer and expected that I should recieve it in an hours. 
 
I almost called my seller..... I was excited.  I decided against it.  She could know of the offer when I recieved it.  
 
I waited and waited the hour turned into 2 then 3.  At about 7:30 I messaged her and asked if she was waiting until the weather improved.  We have our first real snow.

This is a wonderful townhome centrally located.   All the updates have been done.  New cabinets, redone bathroom, tile floors and laminate throughout.   Vinyl windows with a beautiful side yard and covered patio.   Floor to ceiling bookshelves in second bedroom.  Small  Gas heat and air conditioning.  Small office.  Split bedroom design.  Lots of storage.   Catherdral ceilings.   Just a great home!

boise: Going to McCall Idaho today! - 04/11/14 11:35 PM
One of the things I love about living in Boise, Idaho is the beautiful mountains and wilderness around us.  We are a bit isolated in terms of nearest cities but we have outdoor activities galore.  
For example just 2 hours north of Boise is the beautiful mountain resort, McCall Idaho!
My first experiences with this beautiful place was the boy scout camp and religious retreats....
There is activities for everyone.  They have skiing, boating, walking, hiking ( not quite the same thing), hot springs, horse back riding, maybe a zip line.   They also have wonderful hotels, cabins and camping sites along the … (2 comments)

I have known the Smith's for 23 years....  They used to live down the street from me....  They are perhaps the most wholesome wonderful people I know....  I was walking down the street with my 2 children (aged 4 and 2) and stopped and talked to another lady with a 5 year old.... We have been good friends ever since.  They are responsible for many good things in our life and many wonderful memories....  Someday I will write about them....

Every so often it happens.  I settle all my buyers and all my sellers.  This is actually a really good thing.   After a bit I realize that all my clients are pending.  That is when this real estate agent is seeking clients. 
I am pretty sure I could handle 4 transactions a month without needing assistance.  I haven't quite figured out how to keep the pipeline full. 
So at this moment clients wanted!  Really great real estate agent seeking clients!  I will get the job done!

boise: We have our snowpack back! - 02/17/14 12:41 AM
I was getting worried.  I had never saw the Lucky Peak Resevour so low.... It looked like a little puddle with the docks at least 30 ft above the puddle.   They were talking about farmers not getting their water.  That would mean no crops.  Animals not getting enough water.   I would have to use city water if I wanted my grass to be green. 
Some ski areas hadn't opened.  Now some of our mountains have an above average snow pack.  Skiing is good. Sledding is good.  It looks better for the farmers.

boise: Negotiating property repairs in Idaho - The inspection is back. - 02/15/14 07:08 AM
The property inspection came back for my buyers.  I am sort of happy I am representing the  buyers and not the sellers because it was not so good. 
We have the usual collection of little things but a couple of things that my buyer will need fixed.  The real problems are all in the crawl space.  We have had a huge amount of rain in the last week.  Huge for Idaho not huge for most places.   In Idaho you can only see water in the crawl space a couple of times of year.  This would be one of them.  The crawl space … (3 comments)

Happy Valentine's day.   When  you love and cherish someone you often want to make a home together.  I wonder how many people will get engaged today? 
I would like to think that Valentine's day is about love not lust.  The two can be related.  It is good to remember to treat your life partner with love not just today but every day.   I also love my children, my parents, my brother and my friends.   I cherish my relationship with each and everyone of them.

I first heard about Ilene when her husband died. I was head hen of our chicken soup group at our Synagogue. Since I was head hen that month the Rabbi emailed me with the details. Ilene's niece from back east contacted the Rabbi because she was all alone. I called the Rabbi and asked what we should do. I talked to them a couple of years ago at a math party when prices were very low.  They could qualify but they were not ready yet.  Fast forward to December 2013.  John works with my hubby.

Call it a gut instinct.  Maybe it is a little more then an instinct.   I have some buyers and each day their search shrinks by one or two houses a day.  I am getting a little nervous.  This reduction of homes at the low end of the market signals a price rise.  The less homes available the more they will be bid up.   As the selling price rises we all price our listings just a little higher.   
This happened last year.  Eventually people got greedy and the prices dropped a bit.  But a search that started with 90 houses … (2 comments)

I have been facebooking for a while now.   I started to keep track of my kids as they left home.  In 2008 I ran for House of Representatives and I started using it a lot for politics.  Later I started using it for real estate.  
I have a facebook page dedicated to real estate but I use my personal one.   I use it for everything.   I remind people that I sell houses.  I work my politics a little.  I keep track and post about my family and friend.

I had to get the signature from one of my clients from the hospital room.  The other client lives 10 hours away.  He is coming through Boise this weekend on his way to Sun Valley, Idaho.
I know more about my clients since the appendicites. I was told they were investors.  Perhaps they are but I also know that they bought the house so that the daughter of the people who lived far away and her parents could stay there during her last illness.  It gives me pause.  Yes it was a good investment but it was also a great act … (2 comments)

I was up early emailing some buyers about a house and the upfront money required.  I called the agent asking for utilities and was told that they were negotiating a contract.   I warned my buyers if they wanted any chance on the home they had better act fast.  They didn't and the house is gone.
I called BLB resourses to extend my HUD contract.  They felt I did not have enough documentation.  I tried to deal with the loan officer that my clients are using to refi their current home so they can buy the HUD home.   My client … (5 comments)
