We had a good offer on Friday!  I went to contact my sellers (they are business partners living in different states).  I couldn't reach the local seller.   It was Friday night no biggie.  
He called me on Saturday saying that he was sorry for not answering the phone last night but he had a terrible stomachsing  bug.   He never felt like that before.  I asked him if he was up to computer signing he said yes.  We countered on price and the closing date.  Come Sunday we couldn't reach the local seller again.   I got a call … (1 comments)

boise: Yesterday I was proactive.... Lets see if it works? - 01/15/14 01:28 AM
I was sitting at my political coffee on Monday and two of my friends mentioned neighbors that were moving.  I brightened up and asked if they had a Realtor.  Neither knew.  I asked questions to determine the address of one and met my friend so I could meet the other neighbor.  
The next day I wrote some letters along with my sellers promise.  Now I need to see if anything happens.  I am proud that I did this real prospecting rather then just thinking about it.

boise: In Northern Virginia for my brother's 50 th birthday! - 12/05/13 06:05 AM
My brother has had a hard year and half.   We were not sure he was going to see 50 but he has!  On Sunday we are going to have a family party with our Dad and his wife, two of my boys and other local family members.  I am so happy!

Yesterday my HUD bid was accepted!  My buyers are excited.  If I had bid much less I know the bid would have been rejected.   How you bid for HUD bids depends on many factors. 
1)  What is the buyer willing to bid?
2) How long has the home been on the market?
3) What is the housing market like right now?  This week?  What has been happening with HUD bids?
4) What is the condition of the home?
5) How is my buyer paying for this home?
6) Is my buyer a home owner or an investor?

boise: Offers on REO properties Chapter One... HUD bidding - 12/02/13 10:31 AM
Today I wrote two offers.  One is on a HUD property and the other is on a Fannie Mae property.   Both offers are different to write then the normal offers.   We will talk about the HUD property today.
When writing up a HUD offer the first thing to make sure of is that your broker has an NAID number.  If he doesn't you can't write it up.  You have to refer it elsewhere.   The next thing you have to do (unless you have already done it) is to register yourself with HUD.   When you update your sale person license it is important … (1 comments)

boise: 6 more shopping days until Chanukah! - 11/20/13 11:37 PM
Yesterday it hit me....  Intellectually I knew it was coming.  The first night of Hanukkah starts on the Wed. before Thanksgiving.  I usually start thinking about Hanukkah around Thanksgiving (That is not quite true but I only had a few things squirreled away).   Yesterday I went to Macy's  and started shopping for real.  I called my kids and asked what they needed (they are all away at college, grad school and law school).  I went to Eddie Bauer and was told their Black Friday shopping starts on Monday.   This is great because my kids get cold back East using public transportation.

I have always liked the Meadows.  It is an older townhouse subdivision in Boise, Idaho.  Located on the block of Emerald and Cole it is right near our shopping mall.

boise: Craigslist problems.... My websites has enhanced the problems.... - 11/16/13 10:21 PM
Between listings Craigslist ads have changed.  Many of the hyperlink do not work.  That is OK with me but I was able to use the Java to create all sorts of interesting ads and pictures.  My websites are now just telling me this wont work but I was able to create a flyer for active rain, Utube, etc.     Please just change the fact that it wont work in Craigslist and give me back the ability to use the Java. I am not a computer programmer but a Realtor.  Give me my easy Java back.

boise: Season passes for Bogus Basin on sale now! - 11/15/13 07:27 AM
The Idaho Statesman just reported that Season passes are on sale.  Here is a link to the article.  Bogus Basin is Boise's ski resort.  It is just 16 miles from Boise.  The passes are on sale between 5 PM on Friday and midnight on Sunday for $299 instead of $429.  We are supposed to get snow this weekend.  Last year Bogus opened on Dec. 21.   If you ski in Boise this is a great deal.   Just go to www.bogusbasin.com.

boise: Thank you veterans... Especially my dad! - 11/10/13 10:44 PM
It takes a special person who will volunteer to defend our country.   The veteran puts their lives on hold and trains to protect all of us.   They are deployed overseas.... Sees horrors most of us don't deal with.   They come home changed.  Thank you my dad and my father in law.   Two of my favorite veterans.  My dad is disabled from being swung into a gun mount.  My father in law died from a cancer induced by exposure to agent orange.  They both served our country well.  I salute the veterans. Without them we would not be free!

Yesterday I opened up my new listing.  I was a bit nervous because my colleagues haven't shown this wonderful townhouse.  At the open house I had at least 12 couples comes through.  A few seemed generally interested in the home (and they needed a Realtor).  Others were neighbors.  Some of the buyers got to talking to some of the neighbors.  It sort of felt like a party (without food).  I found out I knew not 3 residents but 4 in the complex.  The residents might end up helping me sell this house by talking up the neighborhood.

Tomorrow I run an open house on my new listing 7182 W. Cascade.  Why do I do it?  Some say that it is not a good marketing tool.
1) My listing gets exposure.  I get to see how people react to the home!  Open houses are great for feedback!
2) It gives people a chance to see the home without much pressure.
3) Gives me the opportunity to pick a buyer.
