I am not a skier but Boise is a great place for winter sports. We live just 16.5 miles from Bogus Basin Ski Resort....Bogus Basin earned its name when early gold miners thought they had found gold but it was just fool's gold... I like Zamzows...It is a local gardening and pet store. They also have some farm supplies. They do not sell dogs and cats (but allow them to be adopted out by the humane society). They also greoom dogs. This is a local to Idaho chain. They are local. They know there stuff....The money they make stays in Idaho, Even my favorite Idaho Governor, Cecil Andrus, appeared in a commercial with his dog.

Today my Zillow representative called me. He wanted me to renew my zipcodes......He wanted to increase the price by 400 and 600%. I reminded him that I joined him a couple of years ago when they need agents in Boise. It worked for me but not at the increase in fees. I do not want to sell houses just to pay my Zillow bill. I now need to analyize just what percentage of my business comes form Zillow and what I can do to make up for the loss of business...On the plus side this year I just had 2 sales … (0 comments)

ALWAYS CHECK THE PRINT MEDIA ON FRIDAY TO MAKE SURE EVERYTHING IS GOOD FOR THE WEEKEND..... I know this is obvious.... But I woke up with loads to do and an early morning appointment....Last week I ran an open house.... This week I decided that I would not run any open houses on my 50 th birthday....It is a supposed to be a big one... Yesterday I blogged about losing sleep because I am uptight about two sitiuation. I am still uptight but I want to talk about yesterday. My pending has a mild mold issue....The craftpaper of the inulation was put against the concrete and is moldy. The inspector (who I trust) told me and my client that all we had to do was have someone take off the insulation remove the paper and we could reuse the insulation. OK that was the day I stopped sleeping well. It didn't quite jive with my understanding and legal liabilities of MOLD... I have talked to several … (2 comments)

I had an open house where 2 families were repeat visitors... At one time we had 5 diffenent family units in the home. It is funny how they all showed up at the same time. The sad thing is I couldn't process them properly. I am hoping we recieve an offer soon... The rental situation in Caldwell and iffy inspection report on another property is making me nervous enough that I seem to have stopped sleeping much.... Tonight start the Jewish New Year!!!! Our holidays go from sundown to sundown. As usual, it doesn't matter how late in the secular year the holiday falls, I am scrambling..... This is a time that I usually take to reflect on the year that was and look towards the year that will be...... It is a nice time but not like the secular New Year filled with parties and fun...... In early August my air conditioner broke. I was out of town taking care of my step-mom.... I called a heating and cooling contractor that was recomended by my inspector and sent him to my home. Well he said a capicitor broke on my AC.... I thought I was being clever when I told him to service my furnace.... He told me for the second time that week that there was a major crack in a furnice (this time mine (I will have to pay for it)) and charged me $350 for everything.... Some people volunteer at the soup kitchen.... Others at the homeless shelter, etc. I help individuals save their homes or at least ease them out gently. I am very good at this and most people appreaciate my help. I gained my knowledge through my early entry into the short sale market (2007) I have learned how to reach the correct people at banks. I have taken my knowledge and I try to put the client and the lender together to work a loan modification out for my customer. I never take money and I choose my cases. This Sunday while I had 20 guests at my house my HUD buyer called me. Apparently all the shrubery was clearcut on 2 sides of the home (including the heritage rose bushes) As soon as my guests left I went to the listing and sure enough there was no shubbery and there was no branches on the ground. I called the listing agent who sent an email to the assest manager on Sunday. On Monday I called the property manager. At first they said they would check into it. I am used to getting spam from my postings on Craigslist. I ignore them. Last Sunday someone took my listing and made a for rent posting on it..... When I became aware of it I reported it as spam and the sellers put a notice on my sign saying it wasn't for rent and they were being spammed. Yesterday another person called me and the ad is still there. They are asking people to fill out a rental agreement on the home on the basis of a driveby..... That is a lot of personal information that can be used to steal … (5 comments)

Well I have sold only bank owned property this year. I can sell all types including HUD homes. Click here for agent with HUD Number in the Treasure Valley of Idaho luding HUD homes. The cool thing about HUD homes is that they have a $100 downpayment progrom for FHA buyers. The buyer needs to put $1000 earnest money down but gets $900 back at closing. This is on of the almost zero down programs left. The bidding always starts with owner occupied bidding. As real estate agents we often have no or poor health insurance. Please help him if you can...This is one of the dangers of our society and of our trade. Health insurance is often not easily available or prohibitively expensive. This is a person who apparently needs help. As an independent contractor if he does not work he does not get paid.
