It is always interesting on how a buyer will react to the inspection report.   It will depend on the market but it also depends on the nature of the buyer.   I had 2 offers settle on the same day.   The inspections were on the same day.       One I was the buyers agent the other I was the sellers agent.

A couple of days ago I wrote about a problem I was having with an inspector.   It wasn't the one I usually use.  The basic problem is that the inspector did not seem to understand about code for manufactured homes.  This created quite a problem and a lot of stress on the seller, the buyer and the real estate agents.  When I called him I told him it was a mobile home in a park and he indicated that would be fine.  Well it just wasn't.

OK the inspection report came back.... It wasn't good.  They found that the skylights weren't resealed which caused the M word on the new roofs sheeting..... My seller is savvy.  He knows he has to deal with the issue.  But you tried to specify the company that needed to be hired.  You also put in all sorts of things like redoing the sprinkler system 3 feet from the house... Short sales are notoriously hard to settle.... Nothing is certain until we have third party approval (the bank)....  Real estate ethics sometimes fly out the window as offer after offer is presented to the banks by some agents...  Reasonable time lines are a joke.... It makes an agent nervous to show a owner occupant.... Especially a first timer or someone who needs to be in the home quickly.....
So when do I show a short sale to an owner occupied buyer?  First I do not send them short sale listings unless they request it.  I look at the available short sales … (2 comments)

So we know a short sale is when the seller owes more then the house is worth..... So the third party the lender needs to approve or even renegotiate the deal..... We have all seen this.....
 
So the short sale listing gets an offer the buyers and the sellers come to terms..... Now the package is sent to the bank... If the buyer and seller are lucky the bank has given the listing agent an idea where the house should be listed.... More likely they told the agent they wouldn't talk until the agent had an offer....

Well today started well..... But I made a big error when I set up my buyers appointment....I didn't set a place to meet....I didn't have  her cell phone number....We were supposed to meet between 1 and 2 pm today...  She was supposed to bring her granddaughter....At 9 AM I started trying to reach her....I have tried every hour since then.  I left 2 messages and an Email.... Well I didn't do a lot with the blog challenge.  It has been a very busy day today.  It started with a 7 AM call from a tenant about a heater that wasn't working.... buyer: What is the best timing for a price reduction? - 11/20/11 09:11 AM

 
After a long time I finally have convinced my seller to reduce the price....  The problem is that we are coming into Thanksgiving.  I do not think I want to reduce the price when everyone is so busy and it would get lost.... I am thinking of waiting until the Monday after Thanksgiving.   Meanwhile with the knowledge that she is going to reduce the price I will try to change it a bit in mls so that it shows the status change.  What are your thoughts on the timing of the price change?

At first I looked at him funny....Why would one want to sit in someone Else's listing?  I got over that when our agency had the new development.... Disclaimer - This picture is not any crawl space I visited or own....
This month has been my month to learn about crawl spaces...As a real estate agent and the owner of 5 homes I know they are important.  I always did the cursory look with a flashlight (or at least my phone) but this month I have I have taken crawl space 101......Until this month I had only went into a couple of them...That was a job for the inspector...

Well if you read my blog you know that I have a deal trying to go south.  Today it went south....I almost salvaged it but I said something unfortunate.... I will reiterate the day..... 
There was an issue that was not serious on the inspection report but it did have the horrible m word......It was on paper attached to insulation attached to the concrete of the perimeter in the crawl space.  The experts and the inspector all felt that if you removed the insulation the problem would be solved.....The seller was willing to comply.

Dear buyer.....Last year when I took you out I seemed to only show distressed housing.....You could stop and think for a month or two on a property and it would still be there....You could underbid and be taken seriously....It was the ultimate buyers marker.....

Yesterday I blogged about losing sleep because I am uptight about two sitiuation.  I am still uptight but I want to talk about yesterday.
My pending has a mild mold issue....The craftpaper of the inulation was put against the concrete and is moldy.   The inspector (who I trust)  told me and my client that all we had to do was have someone take off the insulation remove the paper and we could reuse the insulation.  OK that was the day I stopped sleeping well.  It didn't quite jive with my understanding and legal liabilities of MOLD...

About 12 days ago I was trying to protect a client's earnest money from the hospital room.  We are still waiting from a reply from the seller.  My instints were good about not quite depending on the underwriter to take care of the problems.  They took care of 1/3 of the problems but now we have asked for other problems to be dealt with.  The sad think is that the deal would serve my clients well but they are nervous.  They want a rental that will cash flow and will rise in value.  This home will do both.  The repairs aren't … (0 comments)

In the last post my step-mom was in the ICU.  She is getting better and will finally have the surgery on her arm tomorrow... It has been a very difficult week and my step-sister in law and I took the car home this weekend.  I do not have pictures from the hospital but I will include one from a break at the beach on Thusday... I do love the ocean. I actually went in fully clothed because I left Boise in a hurry and had no time to get a swim suit.

I have 2 good offers for my short sale at asking price or above.  One is an investor the other is a family with a pregnant woman.  I submitted my paperwork on Feb 29.  They acknowledge receipt on March 12.  I faxed it not mailed it.  The offers came in this weekend.  I was pleased.  They both came in low but they inched up.  Now that I have offers the bank (edited to to political campaign), Wells Fargo,  won't assign me a negotiator.  Before they told me they couldn't assign me a negotiator until I had an offer.  My client still … (25 comments)

I have an offer on my Condo listing.  It is 10K lower then asking price.  It is a short sale.  I am debating countering on price but I sort of think I want to let the bank do that.  I have only had 4 or 5 showings in 2 months.  I am countering on the offer to be subject to short sale with the bank, seller and buyer agreeing to the terms.  I am worried because I don't know if the bank is giving a judgment  or  1099 or something in between (that is part of my negotiation with the bank).  … (8 comments)
