Lets see my lady from Somalia might not be ready to buy a home but I am going to learn about the home ownership program for section 8 tomorrow.  I am going to talk to the the section 8 homeowner specialist tomorrow and find out information about the program.
 
  I still don't know if Neel St is going to close but I am still marketing it.  The original loan officer was fired for mishandling the loan among other things.  The bank manager took it over.  We should hear today.

I started looking for carpet for my rehab house last Thursday.  I picked out the carpet I liked best.  Then I realized I needed 120 sq yards of it.....  I am getting into that ridiculous  situation where I keep going to carpet stores and not making a decision.  I must make a decision soon because we want to open up the house by next Sunday.....  I like a brown Frize( sp) that looks quite nice... They want $10/yard plus $8 for pad and installation.  That is a huge amount of money for me.   I don't really want to put junk … (6 comments)

Any advice I am currently negotiating with banks on behalf of two different clients.  Both clients have good to excellent credit and up to date on their payments.
 
Client number 1    not my actual client.
    Nice old man who is 81 years old with COPD.   Needs an inhaler every time he needs to use the stairs or packs a box.  He just remarried his ex-wife last December.  He is an inventor who has lost $180K last year.
 
Problem:

Well when I woke up today I had no children to take to school, 1 hour worth of paperwork and one meeting with a client.  Sounded easy,  I didn't have to drive to Caldwell.   I started my paper work and had it done in 1/2 hour (YEAH DEBBIE!!!!).  The paperwork was working with a short sale and negotiating a loan with a bank for a client.  This client has a $2K prepayment penalty and she would like to sell or rent her home and move into something larger.  She is at a high interest rate and was considering refinancing.  I … (4 comments)

For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4.....  I showed my tenant houses and townhouses.  He is the best tenant I ever had.  I offered him the house he lived in. When I called him he told me he thought he wanted to buy that one.  Maybe it will work.....  He is talking to the loan officer.  Saturday, I showed houses to a young women with 2 roommates,  her parents convinced her to wait 6 months, she even qualifies for the loan.......  The customer that was screwed … (0 comments)

Well we closed on 1408 Dearborn in Caldwell. Idaho.    Paint the inside of the house, Do some trim touch ups.   Does anyone know why porches our usually gray?  This
 
house has the coolest wrap around porch.  I was toying with the idea of painting it a color to match the accent color of the trim.  Any ideas?  We also need to carpet upstairs and a little downstairs.  Is there anything short of refinishing the beautiful wood floors we can do to make it shine?  We also want to repaint the beautiful old claw tubs.

Hi except for the snow the day went smooth and the house on 1408 Dearborn St, Caldwell, Idaho has closed.  It took 2.5 months since I put the first offer in and 100's of hours of work.  I found the bank somewhat frustrating to deal with but if you keep calling things can be arranged.  I had help from 2 mentors one was Your Success Solutions and the other was Carl Williams (in Boise).   I also received a lot of assistance from my loan officer Dona Jeka and my Title officer Diana Stork  Without these mentors I would have stopped … (3 comments)

Yesterday (Monday) was a particularly aggravating day that turned out all right in the end.  The first problem not real estate related was the fact that roads were icy and it took forever to do my morning errands.  I didn't arrive at my office until 10:30 am.  Yuck!!!  Then I started to catch up with stuff.  I scheduled a closing for one of my listings.  The loan officer assured me that the paperwork couldn't get to Boise until Wed. morning.  He also took 8 days to give me a commitment letter (putting us out of contract) .  This is one loan … (0 comments)

Wow I am on my way to Caldwell to get the paperwork to take the sister of title (brother gave her a promissory note for $10K).  The funny thing is it took longest to get the sister off title.  She delayed 2 months even though that should have been easiest.  Everyone else did exactly what they said they would do and did it when they said they would.   The brother never did give me the sisters telephone number.  I still wonder why the sister had the promissory note.  We should close on the deal by January 30.  I just hope … (4 comments)
