Here in the Treasure Valley of Idaho we have a scarcity of homes. In Ada county we have a 15 day supply of homes. The prices our rising quickly. Many of my buyers are being priced out of the market. They are being squeezed for rent and do not make enough to qualify for a home. I have always liked getting people into their first homes. I have two buyers who are older. Last year it would have been easy this year it is not. I have lived here since 1991. Homes have always been affordable now I realize I could not (11 comments)

The holidays have come and gone. The kids have come and gone. Now it is time to work. I am waiting to sign on a land deal in about an hour. Then I need to find a home for one of my clients. Then I will try to list some distressed property. They said they wanted to wait until the New Year. All in all I am looking forward to the New Year. (2 comments)
I started today with a text to my new broker talking about my land sale. We will meet at 3 PM today but he told me to stand firm. The buyer is just trying to get a better deal; my broker thinks that my land is well priced. Wow!
I take a friend to the airport at 10 AM.
Afterwords I go to my political coffee at the Flying M.
At 1 PM I go to lunch with a friend and former client.
At 3 PM I meet with my broker.

It started at 1 AM on Friday. I woke up and looked at my Facebook. Someone had posted inflammatory fake news earlier and I refuted it. I had started a minor flame war. I woke up and got my sources added to my comments. By then I was awake. I stayed awake until 4:30 AM. I only fell asleep by taking advantage of my diabetes and eating lots of carbs to raise my sugar (not an approved way to get sleep). I woke up groggy.
I went to synagogue and before I even entered the door I annoyed 2 of my friends. We are (7 comments)

Most but not all of my business comes from referrals or friends. People know me for being ethical and getting the job done. On Wed. a friend of mine asked me to price out her home. She is not sure she wishes to sell but she is thinking of taking a leave of absence from her work and traveling. So I went and took the photo of her home. Looked it up in the tax records. Compared it to other like houses with similar characteristics. Then I spent about an hour driving and looking at the homes to decide whether (4 comments)

I was showing houses so much they were running into each other. I was going all over the valley with my clients. They wanted to see everything in every community. I was also handling another client. By Wed I was exhausted. I had worked the whole weekend. They asked a question before 7 AM in the morning via email. Like an idiot I answered their question before my morning cup of coffee. I forgot to mention the word earnest money. I emailed them back about 10 minuets later. They sent an email back that indicated they were (5 comments)

I had to get the signature from one of my clients from the hospital room. The other client lives 10 hours away. He is coming through Boise this weekend on his way to Sun Valley, Idaho. I know more about my clients since the appendicites. I was told they were investors. Perhaps they are but I also know that they bought the house so that the daughter of the people who lived far away and her parents could stay there during her last illness. It gives me pause. Yes it was a good investment but it was also a great act (2 comments)

When I woke up last Monday and got dressed for a networking group I was a little nervous. I had one mobile home pending, 1 listing that didn't get enough activity, clients that would buy eventually and nothing on the horizon. It had been a bad last quarter. I didn't close a deal. Today I have an all day activity planned. During which I will be writing an offer for my couple, negotiating an offer on my listing and meeting new clients for the first time. I am definately feeling the power. I did a bit of prospecting. That puts (3 comments)

I am embarrassed to say that I have not blogged for a bit. I took some time to spend with my adult children who were home for the break. My real new year began on Monday when the last kid left. I also lost my computer by tripping over the cord and had to connect it to an old monitor that was hard to use. Now I am on my sleek machine and caught up and blogging again. I start the year with a listing a pending and a client. Not too bad. I am getting worried about the client because (2 comments)
This pleasent man called me a few days ago just before a movie started. I took his information down and called him the next day. He called me on a listing in a nearby town that I have. Then he seemed interested in the mountains. He was sort of looking for his daughter and himself. Seemed sort of (4 comments)

I have worked with the client before. I thought we were friends. I knew he was a bit difficult. The first time I wrote 10 contracts, 2 on the same home. I connected him with all my people. Some of them wont work with him after the first buy. My favorite loan officer asked me not to recommend her. Eventually the last contract closed and I became friends with he and his wife.
After a period of unemployment he got a job out of town. I became their property manager. The tenant was perfect but they wanted out of (7 comments)

OK I want to poll loan officers on Harp 2. First when is your bank planning to offer the loan? What will be the savings versus Harp 1? Third if you think you can meet the appraisal is there a good reason to wait for Harp 2? I am advising a former client and am not on board with what my loan officer is telling me. It was my understanding that the fees for Harp 2 were going to be less then Harp 1.... The loan officer said that she didn't believe it. Does anyone know the answer? (1 comments)

Well on Sunday I made a mistake....I don't know why I made a mistake...Maybe I was in a hurry...Maybe the other phone was ringing....Maybe I was to busy trying to get ready for the open house.... I received the first call from an ad on 12/5/2011... The lady was about to get married and she and her husband wanted to be in their new home by the wedding....I asked when was the wedding? 12/17/2011 less then two weeks away....Talk about planning....I suggested if they could pay cash it could happen but otherwise it would take a little more time then they (7 comments)

This has been a very busy day. On Friday my buyers finally found a house and we came to terms on Monday. The ninth offer of 10 was accepted.... Not only that my listing, 722 Pearl had an offer on it. Today we have a ratified contract! I scheduled my inspection for the buyers at 1 PM. The inspector's business manager (wife) rescheduled us for 4 PM. I knew the inspector was busy so I called him around 3:30 PM... He was still in Payette (over an hour away). He thought he could be there by 5:30... I was a (2 comments)

Well I have been blogging off and on since January 2008.... Sometimes I am consistant.....Sometimes I took long breaks... Mostly I talk about real estate....Sometimes I talk about politics and heathcare.... Sometimes I talk about my family and important events... Others have better blogs but it is a record of what I do and it might help me with my business. I still don't know how to link blogs...While I have had this blog I ran for Congress and had a mastectomy. My kids have left home.... I have learned to be a better agent. I have asked questions... Tonight start the Jewish New Year!!!! Our holidays go from sundown to sundown. As usual, it doesn't matter how late in the secular year the holiday falls, I am scrambling..... This is a time that I usually take to reflect on the year that was and look towards the year that will be...... It is a nice time but not like the secular New Year filled with parties and fun...... We reflect.....We Pray....We eat..... Even on holidays that we fast we eat before and after..... As a Jewish Real Estate agent in Boise I sometimes have to explain why I (1 comments)

In early August my air conditioner broke. I was out of town taking care of my step-mom.... I called a heating and cooling contractor that was recomended by my inspector and sent him to my home. Well he said a capicitor broke on my AC.... I thought I was being clever when I told him to service my furnace.... He told me for the second time that week that there was a major crack in a furnice (this time mine (I will have to pay for it)) and charged me $350 for everything.... My hubby was happy because the AC worked (2 comments)

I must learn not to talk to banks within 1/2 hour of giving speeches. Talking to banks tires me out. Especially when they are uncooperative. Today the Bottle Brush home in question is going to be shown for a second time twice. Maybe we will get an offer. If the banks were not so annoying I might even feel sorry for them. Maybe an offer would get them to move. Maybe not. Today the paper reported a 37% decline in sales from the first quarter last year with a 7% drop in prices in both Ada and Canyon county. I have been working on a short sale with Wells Fargo since 2/26/08. I sent the first fax with the completed short sale packet on 2/29. They didn't acknowledge receiving it until I refaxed it on 3/12. I have called weekly asking to be assigned a loss mitigation negotiator. They told me that they would not do anything until I had a offer. Catch 22 is that I won't get an offer until I have the BPO. I have had several people call me up and decide not to offer based on the fact that a BPO was not ordered. (265 comments)

I often become friends with my clients. My second clients bought a home that had updated electrical. We had the house inspected and he detailed a lot of things (mostly trivial). What the inspector failed to notice was that the wire to the circuit breaker was just wrapped around the screw. Over time (or maybe earlier) this came lose and heated up the circuit (I guess it arced). Last night at temple they told me this story. Luckily the damage was fixed my an electrician changing the circuit but I know the house had been inspect twice in short order.... My (3 comments)
