It was during the foreclosure crisis.  I must have picked them off via Zillow or Trulia.  They were a couple.  The woman was very pretty and the man seemed sort of macho with tats.  They told me they could buy a home and were prequalified.   They wanted to see property with some privacy.  They seemed to want to see some expensive property and bid low.  I located a wonderful property with a beautiful views of the foothills and the city.  The house wasn't too nice but they wanted to bid low and the offer was refused.   They paid their earnest money … (10 comments)

Routine is what makes a good agent successful.  A lot of things we do is fun.   Others (such as seeking new clients) is not so fun.   I do not know many agents who love prospecting.
 
I do best with a routine.  When I wake up I blog and try for a walk.  Then I look at my day.  I need to add prospecting to my routine.  Just like I need my first cup of coffee I need to prospect.  
 
Routines can be easily broken.   I spent time being a caretaker this summer.  I could have tried to keep my routine but I failed.   … (8 comments)

My husband looked at me funny as I dressed yesterday.  He said I thought you were going to a listing appointment.  I told him my clients had acreage and I might be walking the land.   So I dressed in sturdy shoes and pants with a hat to keep off the sun.

Every so often it happens.  I settle all my buyers and all my sellers.  This is actually a really good thing.   After a bit I realize that all my clients are pending.  That is when this real estate agent is seeking clients. 
I am pretty sure I could handle 4 transactions a month without needing assistance.  I haven't quite figured out how to keep the pipeline full. 
So at this moment clients wanted!  Really great real estate agent seeking clients!  I will get the job done!

I sell many homes a year.  Many of them are financed.   There are a lot of good lenders out there.  There are also lenders that are not so good.   
I recommend one lender in particular because if she is involved I know exactly how the deal is going to go.  I know that if she tells me that the deal is fund-able, it is.   She takes the time to make sure my client understands the process.

They are great clients.   They made a good offer that was rejected last week.  They are fun to work with!  The semester just started and they placed another offer that was countered to high.   
She seemed a bit shakey on Friday so we took the weekend off and will start again on Monday.
We will take hubby to see a home we saw on Thursday (before the bid) then anything new that crops up tomorrow.

Yesterday I spoke to a listing agent about a home my clients were thinking about bidding on.  It was the first one they entered and they really liked it.  We continued searching the area.  It had sat on the market for over 2 months so I wasn't too worried but I didn't like waiting.  When I called to ask about utilities I was told their was an offer on it.  They had countered.   She figured they would be pending but would keep me posted.

You have been watching a property.   Your clients have been thinking about placing a bid.   They do not have a lot of resourses but they have some money saved and great credit.   You check out their search.  The property just dropped $7000.  They are excited!  They place their first bid in an attempt to buy their first home.  
Its a good bid.  Full price less closing costs.   We feel comfortable.  Unless other people bid the VA will take our offer.

The day started out lovely.... The sunrise was gorgeous. It was a bit overcast but I didn't think much of the weather. I showed my clients homes. We walked around the houses. It seemed comfortable. In our business we have all sorts of strategies to sell homes.  We price the home competitively.  We help them decide what improvements (if any) to make.  We advertise the home.  We make filers.  We have open houses (some of us).  We remain in contact with our sellers.  We talk up our listings.  We have knowledge of the other homes in the area of the listing.

I just closed a deal on 1430 Leadville in Boise, Idaho.  This deal was interesting for several reasons.

Well despite my silence I have been reasonably busy.   I finally closed 105 Bridgewater and I have 2 pendings.  I don't know why I have slowed my writing down.  I continue to work the market. 
One interesting item is I am mentoring a new agent.  The first thing I am having her do is take the Paragon training so that we can really start working.  She is a hair stylist and gets leads from her clients... I am hoping perhaps to work with my friend.  I do not know how this will go.

Yesterday I found a political ally has changed his views and is now working on legislation I strongly oppose.   As Democrats in Idaho we have very little influence in how our state is run.  When the Idaho’s education secretary proposed then succeeded in passing three laws that hurt Idaho’s children and teachers there was a bi-partisan outcry among the populace.   The outcry was so great that the laws are up for a vote in December.  Most of my ally’s and some of my usual political adversaries were working to change the laws.  Yesterday I found that my friend … (8 comments)

Most of my life I could always give someone the benefit of the doubt.  If they told me something I could believe it and if I was wrong no real harm came to me.  I am a trusting soul.  If I say I am going to do something or be there I will.  If you tell me that you will do something I will usually believe you.  If you say you are my friend, I believe you.  The very worst that might happen is you could prove me wrong.

Maybe it is the new diet with the new year.... Maybe it is because I ran around all day.... Maybe it is because I dealt with lots of paperwork and had great news....But I am beat....I am blogging because I realized I haven't for 2 days.... So the good things that happened.

This should be my last open house of 2011! As Christmas approaches people get busy and the open houses are less effective. Of course maybe if I am bored I will do it again next week... This beautiful home in Caldwell's Stuendburg historical district is up for rent again.  It is an absoultely cool old Victorian circa 1900....My favorite is the wrap around porch.... The problem is that my last tenant trashed it and didn't pay Octobers rent.  They gave proper notice if they were moving in November but they kept lying about the check in the mail..... They also left it damaged and very dirty.....I and my work crew are making it shine again but it is expensive and tiring..... Tonight  start the Jewish New Year!!!!  Our holidays go from sundown to sundown.  As usual, it doesn't matter how late in the secular year the holiday falls, I am scrambling..... 
This is a time that I usually take to reflect on the year that was and look towards the year that will be......  It is a nice time but not like the secular New Year filled with parties and fun......  We reflect.....We Pray....We eat..... Even on holidays that we fast we eat before and after.....
