After business on Monday night we put up our sign on our new listing. We have 1 business day to get it in the multiple listing service. The house is 20 minutes from my partner, Bill Taylor's, home and 45 minutes from my home. At 2 PM I had phone call. This lady wanted to see the property. I scheduled the showing for 4 PM and warned her we weren't ready for prime time.

I thought I had seen it all. I have been attached to academics for my whole life. I am a scientist by training and have been using computers my whole life of 54 years. I used to be pretty tech savvy before they developed the word networking. I graduated from computers the size of buildings to the tiny computer that I call my phone. As soon as I had my first listing I purchased a website. When I list a home I place a home warranty on it. It's free for the listing. I usually leave it up to the buyers on whether they wish to continue.
The first thing to consider is the obvious. Not all home warranties are created equal. Recently I have been using Summer Sweeny of Landmark Home Warranty. She has really cute ads but that is not why I use her. I use her because she seems to know the contractors doing the work. I have had other home warranties from other companies but I decided they were not worth the hassle.

One of the great pass times in Boise during the summer is floating the Boise river. You can do it in a inner tube, a raft, a kayak, a canoe. The water is slow with just a little excitement. You start at Barber Park in the east end of town and float several miles to Ann Morrison park. You see lots of trees and some wildlife. The hot arid climate is welcoming on the river. There are not many inexpensive homes these days. Just for fun I did a search today and found 23 homes in Boise. Nine of these homes are condominiums. Five of the homes are manufactured homes on their own lot. One is a townhouse. Eight are stick built homes. A few years ago I could find 3 bedroom, 2 bath homes for that price. Most of these will have problems. You can find more houses for your money in Caldwell and Nampa. For example there are 42 homes in Nampa. The Snake River Stampede Have you ever wanted to go to an old fashioned rodeo? Well Nampa is host to one of the top 10 professional rodeos in the United States. It has history going back to 1911. I consider myself a world traveler. I have been many places. Both in the United States and other countries. And I have to admit the Boise airport is wonderful (for an airport). We just have one long terminal. None of the scary transfers where you do not have enough time to get places. You do not need to plan to get to the airport more then 1 hour early. The TSA line is never very long. I remember once getting to Heathrow 3 hours ahead of time and almost missing my plane. I am usually through security in 15 minutes or less. … (0 comments)

Bogus Basin is just 16 miles north of Boise. It is not just for skiing. There are great summer activities! When I first got to Boise Bogus was mostly just for skiing and winter activities. I always go up for at least one trip during the summer. I would just hike along the road with my family and marvel at being in our beautiful mountains. Bogus Basin has definitely grown up. I moved to the Boise Bench in 1991. When we outgrew our home we bought the house next door in 1999. Initially we bought here because it was in walking distance to Boise State University. My husband was working there as a professor in mathematics and I was a lecturer in chemistry. We also were able to buy a 3 bedroom, 2 bath home with 1500 sq ft for $78,000.

The Treasure Valley is an arid climate. If you do not put water on plants you have sagebrush and cheat grass. This was hammered into me when I was house-hunting in 1991. We saw 6 houses, 3 of which had dead lawns. We were new and looking for our first home.

We took the listing on April 9. We closed it on September 25. My partner, Bill Taylor, brought this one in. The owner had it briefly listed with another agent but that other agent did not give her copies of the paper work and lowered the price of the home without asking the owner. Today my partner pulled in a listing. The owner is a friend of his sisters. We went to the home that had been marketed for 135 days as a short sale. The pictures on this listing were awful. The home had been shown exactly twice in these 135 days. After 135 days on the market there was no price change.

I seem to take on 2 or 3 "projects" a year for friends and clients. I project manage getting the house for listing. Today my partner Bill Taylor, and I put the finishing touches on 4027 Mountain View in Boise. We (mostly) have installed new lighting, The electric has been brought up to date, all the toilets and faucets work, lights have been connected, old paint has been cleaned up, new paint has been put on. Well here we are at the ides of January! The city is experiancing an inversion. School has restarted. Only a couple of months before spring! Now is a great time for winter pleasures in the mountains. For me that meant a trip to the Idaho City Hot Springs.
