How would you like to loose an hour tomorrow? I don't really want to but tomorrow we spring forward... Okay it's a pain. 8 AM feels like 7 AM. But be warned! Do not be that person who arrives one hour late! Dont miss the bus! Church! Your brunch date! Don't be late to school! Don't be late to work! Don't let people snicker and tell you it's happened to them!.... Spring forward....

I was getting worried. I had never saw the Lucky Peak Resevour so low.... It looked like a little puddle with the docks at least 30 ft above the puddle. They were talking about farmers not getting their water. That would mean no crops. Animals not getting enough water. I would have to use city water if I wanted my grass to be green. Some ski areas hadn't opened. Now some of our mountains have an above average snow pack. Skiing is good. Sledding is good. It looks better for the farmers. I talked to them a couple of years ago at a math party when prices were very low. They could qualify but they were not ready yet. Fast forward to December 2013. John works with my hubby. I am in DC for my brother's 50th birthday party when John calls. They want to buy a home. We talk about what they want. I ask them a few financial questions and tell them I am out of town and I send John to my loan officer. I ask if I can share the information with the loan officer and he says sure. (1 comments)

I sell many homes a year. Many of them are financed. There are a lot of good lenders out there. There are also lenders that are not so good. I recommend one lender in particular because if she is involved I know exactly how the deal is going to go. I know that if she tells me that the deal is fund-able, it is. She takes the time to make sure my client understands the process. I know my lender, Dona Jeka, dona.jeka@pacresmortgage.com, is not unique. Call it a gut instinct. Maybe it is a little more then an instinct. I have some buyers and each day their search shrinks by one or two houses a day. I am getting a little nervous. This reduction of homes at the low end of the market signals a price rise. The less homes available the more they will be bid up. As the selling price rises we all price our listings just a little higher. This happened last year. Eventually people got greedy and the prices dropped a bit. I was sitting at my political coffee on Monday and two of my friends mentioned neighbors that were moving. I brightened up and asked if they had a Realtor. Neither knew. I asked questions to determine the address of one and met my friend so I could meet the other neighbor. The next day I wrote some letters along with my sellers promise. Now I need to see if anything happens. I am proud that I did this real prospecting rather then just thinking about it. This is 2014 and I am a great agent and need to have a great (25 comments)

For the first time today I went to a networking group. I was asked by a friend if I wanted to go to LIZ. It is a networking group in Boise. So I went to Chick o Fil at 8 AM today (Monday). There were about 100 people there in various businesses. At the meeting I caught up with 2 parents from my kids school, Riverstone International School. I also found a former Dean from a for profit college who remembered me from when I ran for Congress. I met lots of people and exchanged business cards with a bunch of (0 comments)

I have been trying to help a nice young couple find their first home. We are doing OK but not great. The few homes they really liked went quickly. They are limited to the bottom of the Boise market. Yesterday they called me about an open house they went to. They seemed excited. They made an appointment with the owner for me to see it.
It was a For Sale by Owner. That didn't bother me too much. I then did a market analysis of the home and realized that the home was $20K to high for the market. The (1 comments)

My brother has had a hard year and half. We were not sure he was going to see 50 but he has! On Sunday we are going to have a family party with our Dad and his wife, two of my boys and other local family members. I am so happy! And because I am an agent I have lots of work to do. In the last 2 weeks before Sunday I watched 2 seasons of Star Trek the next generation. Since Sunday (as I got ready to travel) I wrote 2 offers, got one accepted, had a water heater go (2 comments)

Yesterday my HUD bid was accepted! My buyers are excited. If I had bid much less I know the bid would have been rejected. How you bid for HUD bids depends on many factors. 1) What is the buyer willing to bid? 2) How long has the home been on the market? 3) What is the housing market like right now? This week? What has been happening with HUD bids? 4) What is the condition of the home? 5) How is my buyer paying for this home? 6) Is my buyer a home owner or an investor? First I am going (0 comments)

It seems that I am picking up properties to manage fairly quickly. I am not up to 15. 5 I do for me, 6 for my step-mom and 4 for pay. It is a lot of work but the truth is I am stuck with 11 no matter what I do. I also get and keep real estate clients doing property management. I am able to guide my better renters towards home ownership. Others I seem to help by helping them go through the social service network. My properties range from a luxury condominium that rents for $2200/ month to a small efficiency that (0 comments)

I am so excited! Peter S. Beagle the Author of the Last Unicorn will be in Boise TODAY! He is coming for a special screening at Edwards 21 theater for a wish of a 10 year old cancer victim. The movie is free, details on the flyer below. Then at 4:30 PM he is going to be signing at Rediscovered Books! I am going to be at Rediscovered Books. Between listings Craigslist ads have changed. Many of the hyperlink do not work. That is OK with me but I was able to use the Java to create all sorts of interesting ads and pictures. My websites are now just telling me this wont work but I was able to create a flyer for active rain, Utube, etc. Please just change the fact that it wont work in Craigslist and give me back the ability to use the Java. I am not a computer programmer but a Realtor. Give me my easy Java back. (2 comments)

I have been busy enough to appreciate the quiet Saturday. I woke up with a a mild cold and a dusting of snow and I am sort of happy that I seem to have a day off and can give in to the cold. Tomorrow I am busy with an open house and I show a home to a new customer. So I am going to watch Star Trek and monitor the internet. Happy Saturday. (2 comments)

The Idaho Statesman just reported that Season passes are on sale. Here is a link to the article. Bogus Basin is Boise's ski resort. It is just 16 miles from Boise. The passes are on sale between 5 PM on Friday and midnight on Sunday for $299 instead of $429. We are supposed to get snow this weekend. Last year Bogus opened on Dec. 21. Yesterday I opened up my new listing. I was a bit nervous because my colleagues haven't shown this wonderful townhouse. At the open house I had at least 12 couples comes through. A few seemed generally interested in the home (and they needed a Realtor). Others were neighbors. Some of the buyers got to talking to some of the neighbors. It sort of felt like a party (without food). I found out I knew not 3 residents but 4 in the complex. The residents might end up helping me sell this house by talking up the neighborhood. Tomorrow I run an open house on my new listing 7182 W. Cascade. Why do I do it? Some say that it is not a good marketing tool. 1) My listing gets exposure. I get to see how people react to the home! Open houses are great for feedback! 2) It gives people a chance to see the home without much pressure. 3) Gives me the opportunity to pick a buyer. 4) I have yet to sell a home in an open house but I have met a lot of buyers who have bought the house.
