I did it!!!!! I made the postcard using my mls mailer! It looks like I wanted it to and I emailed it to the A's and B's.... I probably can't do them all today but I am pleased with the results. I am embarrassed to say that I spent 3 or 4 hours trying to make this work in the hotmail mailer. This format also works in the hotmail mailer... Yesterday I had the privilage of watching 30 people from 11 nations become American Citizens.... It was quite an honor. I usually find out after the fact that someone became a citizen... A client of mine has been married to an American for 15 years. She is an educated and articulate woman. She took the test last month. Her husband had a very important business meeting and it seemed too important an event to attend alone.... Even if the attendee was your real estate agent.... So I went.... I am sort of a politician....I take my stands....My last stand has been published in a local paper... My stand wasn't political....Or at least I don't think so....I think for the most part stores should be closed on major holidays....We really don't need to shop on Thanksgiving or Christmas....We don't need to shop in the middle of the night....Here is a copy of my letter.... I do not list a lot of home. In this market I prefer to be a buyers agent but I do list them and I work very hard to get them sold. On the last three listing appointments I have been on I found that my fellow agents helped me get my listing. One agent told them it was too much trouble to find the comps so they guessed the price....... At another listing appointment both my competitors couldn't guess the market price so they went with the tax assessor's number..... Another agent didn't bother calling back the client.... I have 2 good offers for my short sale at asking price or above. One is an investor the other is a family with a pregnant woman. I submitted my paperwork on Feb 29. They acknowledge receipt on March 12. I faxed it not mailed it. The offers came in this weekend. I was pleased. They both came in low but they inched up. Now that I have offers the bank (edited to to political campaign), Wells Fargo, won't assign me a negotiator. Before they told me they couldn't assign me a negotiator until I had an offer. I was just wondering if anyone has an opinion on homes.com? They sold me a new website and promised miracles (don't they all?) They gave me two featured listings (nationally). Some of the features are cool but so far it is me and the technicians who have used this website. I have my old and trusty website, www.debbieholmes.net. The Boise real estate market is doing better then most of the country. Sure houses have been sitting on the market longer than used to but we haven't had a dramatic price drop. Still we have deals here if you qualify for a mortgage. Here is a secret 90% of the people still qualify. It's only the ones with real credit issues that can't qualify. We have more foreclosures but its not like other places. Right now the prices are soft and there are bargains to be had. I think they will rise when this mortgage mess is cleaned up. I … (0 comments)

Yesterday I made a decision. I should send fliers out to other agents. Now I don't have time to sit there and enter each address of all 4000 agents in my area into my data base but there are the ones who do it to me. So I am going to start entering their data into my data base and I will start group emailing them. By the end of the week I might have 100 people in my data base for the Boise Real Estate market. I lumbered downstairs today bleary eyed and logged onto my blog. Active rain wasn't there. I started to shake. I got nervous. I wasn't sure what to do. I kept checking..... The symptoms got worse. Last week I had three people call me to try out their new and different websites... It didn't matter to them that I had two websites and a blog. www.debbieholmes.net, www.homepages.com/debbieholmes1 and this blog. If I just try their product my business will boom and my webranking will skyrocket!!!!!! Sounds to good to be true. I need help. Has anyone worked with First Tennessee? They seem to be servicing First Horizons equity lines of credit. The short sale package seems pretty normal except for the fact that they charge the client for the BPO and they are warning us up front that they reserve the right to go after the deficiency. Anyone have any experience with this? If this is the case how willing our they to write off the deficiency? What can my clients do to protect themselves (or what can I do to protect them?). for home and business. A lot of me thinks I should hire an accountant because my taxes are getting very complicated. I have my real estate business, 2 rentals, a flipper, a husband (with a normal salary), a stock sale, dividends, , 3 kids, two of which are in college. Yesterday, a lady called me about my home on 1408 Dearborn St in Caldwell (I own it). They were in love with the home. They decided they wanted to buy it. We settled on $175K, I sort of figure that I was going to pay another agent $5k to bring the buyer. They had a home they needed to sell first. They were willing to list it with me.
