debbie holmes: Ever wonder what makes a good blog (or at least one that gets responses)? - 02/27/08 12:39 AM
Hi!  Its the start of hopefully my lightest day of the week.  I still have to get up my listing  and set up a short sale negotiation with the bank.  I have written many blogs.  Some get responses, while others get ignored.  It wouldn't bother me if  people ignored my less interesting topics. I have written a great informative  bang up article on short sales yesterday (to help me organize my thoughts).  I thought it was one of my best, but alas no one responded......  So my question to everybody is, What makes a good blog that gets responses?

debbie holmes: How to do a Short Sell - 02/26/08 07:39 AM
Today I am going to a listing appointment where I expect will end up being a short sale.  This has prompted me to write a short guide to short sale listing.
A customer calls you and either they know they owe more than their home is worth or you find out when you perform your market analysis.  You are in Short Sale land..... Only do this if you are willing to see it through and can handle frustrating  negotiations with the lender.
Now you need to ask your client some questions:
How much is owed on the property? Is the mortgage current? Is the foreclosure process … (13 comments)

debbie holmes: What do you say when they ask you about market conditions? - 02/24/08 01:32 AM
Latly many people ask me how is the market?  I think its slow but OK.  That is what I tell them.  Is there any way to make this seem more positive?  My market is OK but the houses our sitting longer on the market then they used too.  The truth is if you price your home well they do sell.  How would you answer the question of How is the market?
I also sometimes say it is a great time to buy and a bad time to sell.

debbie holmes: OPEN HOUSE on 1408 Dearborn was wonderful. Might even get an offer. - 02/17/08 12:26 PM
I had one of the best open houses ever.  My partner and I had the house shining.  What a difference 18 days of 4 people working plus new carpet, vinyl and paint.  Before we bought it people would come in and be overwhelmed about the amount of work that was needed on the house.  Today everyone loved it.  I must of had 10 couples go through it.  The first lady wanted to buy it,  She asked me if we could do I contract tonight.  I said sure but I thought her husband ought to see the house first.  I also want … (2 comments)

debbie holmes: Aggravating loan..... There is a light at the end of the tunnel.... - 02/16/08 01:48 AM
I have a listed that was supposed to close on January 30, 3008.  It is a cute little 4 bed, 2 bath cape cod.

Names have been change to protect the identity of  individuals
The problems started shortly after we were under contract.  The buyer had applied for a loan and had 24 hours to give us a commitment letter.  After 48 hours had passed I called the other real estate agent and asked him for it.  He didn't have but he did send a good faith estimate.  After conversation with the buyer's agent I discovered that the loan officer was a … (2 comments)

debbie holmes: This is the only job where you can work 60 hours a week and pay to work.... - 02/12/08 12:56 AM
Lets see my lady from Somalia might not be ready to buy a home but I am going to learn about the home ownership program for section 8 tomorrow.  I am going to talk to the the section 8 homeowner specialist tomorrow and find out information about the program.

I still don't know if Neel St is going to close but I am still marketing it.  The original loan officer was fired for mishandling the loan among other things.  The bank manager took it over.  We should hear today.

debbie holmes: OH NO I'm becoming obsessed with carpet..... - 02/10/08 01:04 AM
I started looking for carpet for my rehab house last Thursday.  I picked out the carpet I liked best.  Then I realized I needed 120 sq yards of it.....  I am getting into that ridiculous  situation where I keep going to carpet stores and not making a decision.  I must make a decision soon because we want to open up the house by next Sunday.....  I like a brown Frize( sp) that looks quite nice... They want $10/yard plus $8 for pad and installation.  That is a huge amount of money for me.   I don't really want to put junk … (6 comments)

debbie holmes: My two current bank negotiations and I'm taking the rest of the day off!!!!!!! - 02/09/08 01:32 AM
Any advice I am currently negotiating with banks on behalf of two different clients.  Both clients have good to excellent credit and up to date on their payments.

Client number 1    not my actual client.
Nice old man who is 81 years old with COPD.   Needs an inhaler every time he needs to use the stairs or packs a box.  He just remarried his ex-wife last December.  He is an inventor who has lost $180K last year.

Problem:
He has two loans out on his walkup condo.  The first is easy, it is for 76K.  The second is for $108 K.    … (6 comments)

debbie holmes: How to work when I am most energetic - 02/08/08 12:16 AM
I just read a post about real estate hours.  Overall,  I am an energetic person from 8 AM to about 7 PM.  After that I am sort of foggy.  I hate writing contracts or handling negotiations is much better if I handle the work in the morning.  Of course being a good Boise real estate agent  I write contracts and negotiate when I'm tired.    I will not negotiate with a bank if I am not feeling sharp.  I am razer sharp usually,  I am a scientist and can analyze large amounts of data quickly and accurately.  I want to give … (6 comments)

debbie holmes: Today was supposed to be easy LOL - 02/07/08 01:22 PM
Well when I woke up today I had no children to take to school, 1 hour worth of paperwork and one meeting with a client.  Sounded easy,  I didn't have to drive to Caldwell.   I started my paper work and had it done in 1/2 hour (YEAH DEBBIE!!!!).  The paperwork was working with a short sale and negotiating a loan with a bank for a client.  This client has a $2K prepayment penalty and she would like to sell or rent her home and move into something larger.  She is at a high interest rate and was considering refinancing.  I … (4 comments)

Ever since I started blogging more people seem to be coming to my website  !!!!!!!!!   Yesterday it was 15 and I didn't post on Craigslist!!!!!!!  I even had an listing expire and more people came.  My son refuses to put a link to my webpage.   GRRRRR!!!!!  I find this blogging very interesting and informative.  It is helping me with ideas on real estate.  I just need to make sure I spend some time selling houses instead of blogging.  I feel that I can help anyone in the Treasure Valley sell and/or buy their home.  I am so happy I started … (2 comments)

debbie holmes: Interesting Weekend, Happy house showings, rehab, loans, snow and a Obama rally - 02/04/08 11:04 AM
For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4.....  I showed my tenant houses and townhouses.  He is the best tenant I ever had.  I offered him the house he lived in. When I called him he told me he thought he wanted to buy that one.  Maybe it will work.....  He is talking to the loan officer.  Saturday, I showed houses to a young women with 2 roommates,  her parents convinced her to wait 6 months, she even qualifies for the loan.......  The customer that was screwed … (0 comments)
