When I bought my rentals (before I was an agent) I bought home warranties.  I continued to recommend these warranties after I became an agent 10 years ago.  A few years ago I became increasingly unhappy with my experience with the company. Last year I canceled with the company.   A few years ago I started selling a different warranty.    My clients seemed happy with the new company.

It is a beautiful summer evening.  It is time to go to the Idaho Shakesphere festival!
It runs through the summer!  Our outside cultural event! 
You can bring your own picnic with wine or beer (wine is classier) or buy your dinner at the Cafe Shakespeare.  You can sit on the lawn or buy a table and share (box seat)  or sit in a chair in the stands.  Either way you will have a great experience.

Today I come back to Boise!   I am coming home on a jet plane.   I always like coming home.   This time I did not rent a car so being home will be liberating.  I can also implement the business plan I laid out while I have been gone.  
 
I am home one week before my hubby takes his turn in Washington.   So on Monday is catch up Monday.  I will shift from the caretaker to the Realtor. 
 
So I am leaving on a jet plane.
 
As I left I blogged about I Like the Boise airport.

I am a scientist by training and have been using computers my whole life of 54 years.  I used to be pretty tech savvy before they developed the word networking.  I graduated from computers the size of buildings to the tiny computer that I call my phone.  As soon as I had my first listing I purchased a website.  I let a the professionals at Tourre Real Estate develop my website.  Then my kids showed me Facebook.  I was in love.  I started my blog here at active rain in January 2008.  Here is a link to my first blog article.

I was uninspired.....  I had 4 listings and very little activity.  I knew I priced the homes correctly but Thanksgiving had come and gone..... I still had 4 listing..... The first listing went on December 15.... We close today.... The next one went December 17.... We close next week.... Then the next one went on December 23.... I showed a home on Christmas eve... We close in a week.... Last but not least my last listing went on January 7.
I am now have no active listings and $991 pending (at least until this afternoon).

They are great clients.   They made a good offer that was rejected last week.  They are fun to work with!  The semester just started and they placed another offer that was countered to high.   
She seemed a bit shakey on Friday so we took the weekend off and will start again on Monday.
We will take hubby to see a home we saw on Thursday (before the bid) then anything new that crops up tomorrow.

Sometimes in the winter we get  a tempaure inversion.   What that basically means is that it gets foggy and hazy and after a while you don't see the sun.  
You here tell from others that it is 10 degrees warmer and absoultly spetacular.  I know its true because I sometimes go visit the sun.  
So unless I am needed in today (I  wake up with nothing on the agenda) I am going to Idaho City.  While there I will go to Calamity Jane's (a nice old fashioned western cafe).  I  might drive around a development or two just … (0 comments)

Yesterday I spoke to a listing agent about a home my clients were thinking about bidding on.  It was the first one they entered and they really liked it.  We continued searching the area.  It had sat on the market for over 2 months so I wasn't too worried but I didn't like waiting.  When I called to ask about utilities I was told their was an offer on it.  They had countered.   She figured they would be pending but would keep me posted.

You have been watching a property.   Your clients have been thinking about placing a bid.   They do not have a lot of resourses but they have some money saved and great credit.   You check out their search.  The property just dropped $7000.  They are excited!  They place their first bid in an attempt to buy their first home.  
Its a good bid.  Full price less closing costs.   We feel comfortable.  Unless other people bid the VA will take our offer.

We had a good offer on Friday!  I went to contact my sellers (they are business partners living in different states).  I couldn't reach the local seller.   It was Friday night no biggie.  
He called me on Saturday saying that he was sorry for not answering the phone last night but he had a terrible stomachsing  bug.   He never felt like that before.  I asked him if he was up to computer signing he said yes.  We countered on price and the closing date.  Come Sunday we couldn't reach the local seller again.   I got a call … (1 comments)

Today I wrote two offers.  One is on a HUD property and the other is on a Fannie Mae property.   Both offers are different to write then the normal offers.   We will talk about the HUD property today.
When writing up a HUD offer the first thing to make sure of is that your broker has an NAID number.  If he doesn't you can't write it up.  You have to refer it elsewhere.   The next thing you have to do (unless you have already done it) is to register yourself with HUD.   When you update your sale person license it is important … (1 comments)

First and foremost Merry Christmas to everyone who is celbrating.  I promiced myself I wouldn't write a real estate blog dealing with real estate but circumstances has changed.  First remember I do not actually celbrate the holiday.   I am planning on a very quiet day with my hubby and youngest son (who is recovering from the crud).

Everything is going great…. The buyer loves the house…. The inspection shows a great home…. The seller/listing agent was at the inspection…. Everyone got along great… The future tenants like the former tenant…It looks like a friendly deal…. Then….
 
The relatively mild inspection report comes out.  I look at it at the report and smile.  This should be easy.  We should as the seller to fix a few things because his daughter and friends will be living there until school ends and he is a good dad and just didn’t know these little issues.  But…

Well it happened.  My business partner got a listing for a mobile home on a rented lot.... Not my favorite animal to sell...  I had to do a lot of homework to find someone who would finance this place.  I also needed to coordinate with the park.   I found the lender by calling all my loan officers and one person knew of a lender.    THe problem is that they kept disqualifying the buyers second job.... Sometimes as an agent we find a cash cow..... A property that has significant extra value in price or a great rental value.... I found one such property.... It is 3 bedrooms, 1.5 bath 1152 sq ft.  in Boise at a negotiated shortsale of $73000 plus closing costs.  It is even possible that the owner would like to stay at the home and rent it.  Whether you are looking for a home or an investment this is it.  The value is $100,000 today if you turned around and sold it.  I have been in it and wrote an offer on it … (10 comments)

During 2010 and 2011  most of my work was as a buyers agent for REO's or bank owned properties.....  One would think they are all the same but they are not.....I know HUD does not like to be considered REO or bank owned by for the purposes of this comparison I will include them in the description.   Bank owned property is property that the bank foreclosed on or took in leiu of foreclosure.   The bank  owns the property and wants it off the books... They often sell at a discount.  More importantly not all bank owned properties are created equal.....
