Every Saturday we have the Capital City Farmers Market! People come and get food, plants and artwork! We have local artist preform. There is over 150 vendors that occupy four city blocks.
You can get hormone free meats, artisan cheeses, organic vegetables, handmade soaps, interesting jellies. All sorts of cooked food items. At least half the vendors are local artists. It is a great way to buy unique items and support local people.

In Boise we know their is not enough inventory. For fun I decided to look for 3 bedroom, 2 bath homes between $150,000 - $200,000. I flew home on Southwest. Standard procedure is that the early birds take either the asle or window seat. My standard procedure is to take the first seat available that looks promising. On my first plane I had a very nice conversation with a lady going to Chicago who was traveling with an elderly relative.
On the next phase I sat between a sleeping teenager and her mother. I do not know why they don't move to sit together but they don't.

When I list a home I place a home warranty on it. It's free for the listing. I usually leave it up to the buyers on whether they wish to continue.
The first thing to consider is the obvious. Not all home warranties are created equal. Recently I have been using Summer Sweeny of Landmark Home Warranty. She has really cute ads but that is not why I use her. I use her because she seems to know the contractors doing the work. I have had other home warranties from other companies but I decided they were not worth the hassle.

In 2006 I bought my first home for rental. It worked so nicely I bought another. At first I was a terrible manager! I lost money by getting bad tenants. It didn't occur to me that tenants would lie. That they wouldn't pay the rent. They might damage the place.... I was so disgusted with what was happening to my favorite rental that I put it on the market by owner. It means that buyers can purchase this property with a rural development loan. What is so great about that you may ask? How does zero down and no private mortgage insurance sound? Sounds pretty good to me. I worked with my loan officer to double check. There are income guidelines but they are not to limiting. Yesterday we funded and closed on the home with the cut down rose bushes. At the signing the title officer said something that made me nervous so I went and got the keys the day before we were supposed to fund. I DID NOT GIVE THEM TO THE CLIENT. I found out at 1:30PM that the deal was recorded. I gave the keys to my client around 3:00 PM. While we were still on the properpty the listing agent came for his lockbox, sign and keys. I told him my client needed the keys because the locks hadn't been changed yet. … (3 comments)

Well I am at the end of the primary season in Idaho. In 11 days I will know if I am successful at convincing enough Democrats to vote for me to stay on the Ballot. It has been an interesting time. Lets see my lady from Somalia might not be ready to buy a home but I am going to learn about the home ownership program for section 8 tomorrow. I am going to talk to the the section 8 homeowner specialist tomorrow and find out information about the program.

For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4..... I showed my tenant houses and townhouses. He is the best tenant I ever had. I offered him the house he lived in. When I called him he told me he thought he wanted to buy that one. Maybe it will work..... He is talking to the loan officer. It is Saturday and the Boise real estate market is a little slow but I have some active buyers. Today at 10 AM I am showing houses to a new buyer from house values.
