great boise homes: The Spirit of Boise Balloon festival! - 08/29/16 02:43 AM
Every year since 1991 we have had the Spirit of Boise Balloon festival!
It is a wonderful event where lots of balloonists from all over the country come and launch balloons from our own Ann Morrison Park.

I arrived in 1991 and I go every year.  From when the children were little to now that they are adults.   This year the festival starts on August 31 (tether day - so the kids can go up in tethered balloons) through September 4.   You just show up at Ann Morrison Park (or any place that has a good view of the park).  You can be amongst the … (4 comments)

great boise homes: Floating the Boise river - 07/18/16 03:03 AM

One of the great pass times in Boise during the summer is floating the Boise river.  You can do it in a inner tube, a raft, a kayak, a canoe.    The water is slow with just a little excitement.  You start at Barber Park in the east end of town and float several miles to Ann Morrison park.  You see lots of trees and some wildlife.  The hot arid climate is welcoming on the river.  I have floated the river in a huge raft I rented from Boise State and small little rubber rafts.  It takes 2 or 3 hours and people … (4 comments)

great boise homes: Bogus Basis not just for skiing... There are great summer activities. - 07/14/16 12:57 AM
Bogus Basin is just 16 miles north of Boise.  It is not just for skiing.  There are great summer activities!
When I first got to Boise Bogus was mostly just for skiing and winter activities.  I always go up  for at least one trip during the summer.  I would just hike along the road with my family and marvel at being in our beautiful mountains.
Bogus Basin has definitely grown up.   A quick look at their website reveals that they have they have many wonderful activities.  You can ride the chairlift and hike from the skiing areas.  A lift ride is just $10.  I am … (0 comments)

great boise homes: Why I like the Bench - 07/13/16 03:41 AM
I moved to the Boise Bench in 1991.  When we outgrew our home we bought the house next door in 1999.  Initially we bought here because it was in walking distance to Boise State University.  My husband was working there as a professor in mathematics and I was a lecturer in chemistry.  We also were able to buy a 3 bedroom, 2 bath home with 1500 sq ft for $78,000.

We love our neighborhood.  The houses are all different.   We have irrigation (saves on water bills) .  I love our mature trees.  Monroe Elementary was wonderful with less then 200 students. … (3 comments)

great boise homes: Time for a sprinkler checkup - 07/13/16 12:30 AM
The Treasure Valley is an arid climate.   If you do not put water on plants you have sagebrush and cheat  grass.   This was hammered into me when I was house-hunting in 1991.  We saw 6 houses, 3 of which had dead lawns.  We were new and looking for our first home.

Many of us have sprinkler systems.  They are wonderful.  They save so much time and effort.  In April and May you set up your sprinklers and check the heads.  Or if you are like me  you hire it out.  I not only sell homes but I manage some rentals and am … (0 comments)

great boise homes: Why list it as a short sale when it is not? - 02/12/15 09:36 AM
Today my partner pulled in a listing.  The owner is a friend of his sisters.   We went to the home that had been marketed for 135 days as a short sale.   The pictures on this listing were awful.  The home had been shown exactly twice in these 135 days.  After 135 days on the market there was no price change.

Bill's sister talked to him about her friend.  She wanted to talk to him.   We figured out the listing by the shortsale status and the agency.   Bill set up an appointment for this morning.  We got to work early and … (5 comments)

great boise homes: I feel prices are about to rise in Boise - 02/01/14 12:08 AM
Call it a gut instinct.  Maybe it is a little more then an instinct.   I have some buyers and each day their search shrinks by one or two houses a day.  I am getting a little nervous.  This reduction of homes at the low end of the market signals a price rise.  The less homes available the more they will be bid up.   As the selling price rises we all price our listings just a little higher.
This happened last year.  Eventually people got greedy and the prices dropped a bit.  But a search that started with 90 houses … (2 comments)

great boise homes: What do you think is the best use of social media? - 01/31/14 09:16 AM
I have been facebooking for a while now.   I started to keep track of my kids as they left home.  In 2008 I ran for House of Representatives and I started using it a lot for politics.  Later I started using it for real estate.
I have a facebook page dedicated to real estate but I use my personal one.   I use it for everything.   I remind people that I sell houses.  I work my politics a little.  I keep track and post about my family and friend.
Now this could backfire.  Someone could realize I … (2 comments)

great boise homes: Part 2 My HUD bidding strategy. - 12/04/13 12:38 AM
Yesterday my HUD bid was accepted!  My buyers are excited.  If I had bid much less I know the bid would have been rejected.   How you bid for HUD bids depends on many factors.
1)  What is the buyer willing to bid?
2) How long has the home been on the market?
3) What is the housing market like right now?  This week?  What has been happening with HUD bids?
4) What is the condition of the home?
5) How is my buyer paying for this home?
6) Is my buyer a home owner or an investor?
First I am going … (0 comments)

great boise homes: The hustle and bustle that is the prelude of success! - 11/17/13 11:29 PM
In mid-September things slowed down for me.  The talk of a shutdown and the slight rise in interest rates and the news media made people less willing to buy.  I chased some leads and created some of my own luck.
I called a FSBO and got the listing by showing him what I could do for him that he couldn't do for himself.  I took an expensive condo under management.   I have answered my leads quickly and efficiently.  I have run two open houses and picked some leads and potential buyers for the townhouse.   I took a floor call.  I have been setting … (3 comments)

great boise homes: Great open house - 11/10/13 01:37 AM
Yesterday I opened up my new listing.  I was a bit nervous because my colleagues haven't shown this wonderful townhouse.  At the open house I had at least 12 couples comes through.  A few seemed generally interested in the home (and they needed a Realtor).  Others were neighbors.  Some of the buyers got to talking to some of the neighbors.  It sort of felt like a party (without food).  I found out I knew not 3 residents but 4 in the complex.  The residents might end up helping me sell this house by talking up the neighborhood.
I also noted that the … (0 comments)

great boise homes: Open House - 11/07/13 09:36 PM
Tomorrow I run an open house on my new listing 7182 W. Cascade.  Why do I do it?  Some say that it is not a good marketing tool.
1) My listing gets exposure.  I get to see how people react to the home!  Open houses are great for feedback!
2) It gives people a chance to see the home without much pressure.
3) Gives me the opportunity to pick a buyer.
4) I have yet to sell a home in an open house but I have met a lot of buyers who have bought the house.   Twice I am sure I was … (0 comments)

great boise homes: I need the sun to shine so the photos will look better. - 11/06/13 10:43 PM
The weather in Boise is usually wonderful.  It is sunny  and bright.  I have a listing and rental and it has been gloomy when I had my photographer take the pictures for the rental.  The listing pictures I took and they are gloomy. I am thinking to wait until it is sunny to have her come over.  Today is gloomy too. Any ideas on how to brighten up the home?

great boise homes: I listed a FSBO yesterday... - 11/05/13 11:11 PM
On 10/27 I went to my friends birthday party.  I noticed that there was a FSBO.  I took down the address and telephone number and went to the party.   I asked my friend about the home and she said they were trying to sell for about 1 month.   That clicked in my memory banks. They have already proven to themselves that they couldn't sell it.  I called them up and was honest.  I told them I was a great agent and would like to list their home.  I asked if I could meet with them and see it.  The home was … (1 comments)
