They send out postcards, phone calls and texts.  They want to buy your property. They will pay all costs.  My customers often come to me and ask if its a good deal.  Usually it isn't.  Usually I could get them much more than offered.

Tax sales.....Lots can go wrong....
During July 2010 I was contacted by an investor... His request was that I go by homes up for the Ada County tax sale and give him an approximate value.  I investigated 5 or 6 houses.  I also studied tax sales... They are not quite foreclosures.  In Ada county you register via an Internet site.  Then you start bidding... Ada county takes the highest bid and gives you a sheriffs deed.  This title is not insurable right away.  That makes it very hard to flip.  That is the first tax sale horror!  It seems that if … (4 comments)

investor: New guidelines for refinancing are supposed to be out today....Any one hear anything? - 11/15/11 07:15 AM
I keep looking for the new guidelines on the refinancing for Freddie Mac and Fannie Mae loans.... They are supposed to come out today but I haven't seen anything.  Does any loan officers out there have any news?  I have a lot  of people who want to know...Including me...I want to refinance but I don't know the score yet.  I have a few Fannie Mae investment loans that are upside down and strangling me...I was sort of hoping....

investor: Wells Fargo takes 45 days to assign a negotiotor - 04/16/08 12:05 PM
I have 2 good offers for my short sale at asking price or above.  One is an investor the other is a family with a pregnant woman.  I submitted my paperwork on Feb 29.  They acknowledge receipt on March 12.  I faxed it not mailed it.  The offers came in this weekend.  I was pleased.  They both came in low but they inched up.  Now that I have offers the bank (edited to to political campaign), Wells Fargo,  won't assign me a negotiator.  Before they told me they couldn't assign me a negotiator until I had an offer.  My client still … (25 comments)
