I have just spent the morning trying to find help for one of my tenants who had a stroke. She is unable to pay the rent and I cannot sustain not taking rent. I would like to find a solution to her problems that does not include giving her notice or evicting her for non payment of rent. Today she is surgery. I am a smart lady but have not found a solution. Frustrating days in property management.   After publicizing and finding a good prospective tenant of the luxury condo my owner told me he didn't want to rent it.  He wants to sell it.  Anyone want to buy a great 2 bedroom condo in Crescent Rim.   Only $425K!    I won't actually have the listing because the builders agent will get it but I could bring the buyer.  
One unit ran so smoothly that the owner is taking over.   My hardest and most important work is to find a great tenant so the rest of my job looks easy.

landlord: Credit report release -- Oops I pulled it too soon - 11/18/13 10:24 PM
There are some people who are especially vulnerable to credit fraud.  I went to pull credit on one of my prospective tenants at a luxury condo.    I was sure he was going to pass.  He warned me he thought he had to unfreeze his credit.  but we proceeded and what I got was nothing.  The credit is now unfrozen and I am probably going to have to resubmit the application and pay again.   I am currently on hold to the supervisor at smartmove to try to get them to pull it again for free.

landlord: Tenant troubles with a section 8 lady - 04/20/12 02:41 AM
I like to believe people will improve themselves.  Most of my section 8 people (and I have had 4 tenants on section 8)  do there best.   They have fallen on hard times.  It is difficult to acquire the section 8 voucher.  The waiting list is over 3 years here in Ada County and they are not accepting new applicants.  When one thinks about this it is very scary.  Someone needed help 3 years ago and they still need it. I would imagine that many people have solved their problems by the time they are off the wait list.

OK I now have spent a week on Calcudos (Dad's research project) and very little time on my business... Some of the work is finished but there is going to be a lot of work while dad is traveling.  They offered to take me but as a landlord I am loath to leave when the rent is due.   It is hard to leave in this business but if they need me I could go later.  My housemate and I have worked very hard with dad and the programmer.  Yesterday we tested the program and came up with user suggestions.  I also … (1 comments)

Most of my life I could always give someone the benefit of the doubt.  If they told me something I could believe it and if I was wrong no real harm came to me.  I am a trusting soul.  If I say I am going to do something or be there I will.  If you tell me that you will do something I will usually believe you.  If you say you are my friend, I believe you.  The very worst that might happen is you could prove me wrong.

landlord: Rental Blues......For rent again... Beautiful Victorian.... 5 bedrooms, 2 baths 3300 sq ft... $1050/month - 10/23/11 05:42 AM

This beautiful home in Caldwell's Stuendburg historical district is up for rent again.  It is an absoultely cool old Victorian circa 1900....My favorite is the wrap around porch.... The problem is that my last tenant trashed it and didn't pay Octobers rent.  They gave proper notice if they were moving in November but they kept lying about the check in the mail..... They also left it damaged and very dirty.....I and my work crew are making it shine again but it is expensive and tiring.....
