listing agent: Should I own up to the roof or not?

I have a beautiful new listing. I know the roof doesn't leak but I also know it wont stand up to an inspection. My owner is fine with replacing the roof at closing but does not have the money to replace it before escrow. These are my remarks:
Beautiful two owner home on Mountain View. This great home is designed for easy living with a french provincial designed kitchen. Lots of Anderson Windows throughout the upper level. Beautiful hardwood floors throughout with an upstairs and downstairs fireplace plus a dining room. Huge living room and recreation room plus some real (9 comments)

Yesterday I spoke to a listing agent about a home my clients were thinking about bidding on. It was the first one they entered and they really liked it. We continued searching the area. It had sat on the market for over 2 months so I wasn't too worried but I didn't like waiting. When I called to ask about utilities I was told their was an offer on it. They had countered. She figured they would be pending but would keep me posted. She then used this phrase that someone had told her. If you sleep on it (1 comments)

I sell homes in Boise, Idaho. My son is in Troy, NY and was thinking of buying a home. I contacted an agent randomly through activerain. We talked about the market a bit and she seemed helpful. She gave me a list of loan officers and we talked about the purchase. My son qualified for the loan and I couldn't get out to NY.... I was a bit sick... My dad is very sick...And last but not least I had a lot of work to do here. She said she set us up on a search but after a week (5 comments)

Everything is going great…. The buyer loves the house…. The inspection shows a great home…. The seller/listing agent was at the inspection…. Everyone got along great… The future tenants like the former tenant…It looks like a friendly deal…. Then….
The relatively mild inspection report comes out. I look at it at the report and smile. This should be easy. We should as the seller to fix a few things because his daughter and friends will be living there until school ends and he is a good dad and just didn’t know these little issues. But…

Short sales are notoriously hard to settle.... Nothing is certain until we have third party approval (the bank).... Real estate ethics sometimes fly out the window as offer after offer is presented to the banks by some agents... Reasonable time lines are a joke.... It makes an agent nervous to show a owner occupant.... Especially a first timer or someone who needs to be in the home quickly..... So when do I show a short sale to an owner occupied buyer? First I do not send them short sale listings unless they request it. I look at the available short sales (2 comments)

I hate dealing with big banks. It started a couple of months ago. I had new clients that came with their own loan officer. They wanted to deal with their "own" bank. The bank is Wells Fargo. The loan officer seemed competent and had been recommended by their previous real estate agent. They asked what my opinion was....My opinion is that my loan officer can get a loan done in about 2 weeks and that big banks have lots of hiccups where one department does not deal well with the other departments.... Somehow this always makes the loan take 2 or (7 comments)

We have all had buyers and sellers that are difficult..... I must admit I am trying to get ready for my kids to come home for Thanksgiving so I am not as patient at usual. Last night we found the nicest home and my buyers made their 8th offer (link to the rest of the story)....It was even a good one... Full price less closing costs... The house had been on the market 3 hours...We gave the seller 25 hours to respond... The listing agent tried to present this morning but the sellers had out of town guests coming in by (4 comments)

Yesterday I blogged about losing sleep because I am uptight about two sitiuation. I am still uptight but I want to talk about yesterday. My pending has a mild mold issue....The craftpaper of the inulation was put against the concrete and is moldy. The inspector (who I trust) told me and my client that all we had to do was have someone take off the insulation remove the paper and we could reuse the insulation. OK that was the day I stopped sleeping well. It didn't quite jive with my understanding and legal liabilities of MOLD... I have talked to several (2 comments)

Dear listing agent.... My buyer submitted an offer $2000 higher then list price. The deadline came and went.....The house is now listed as pending and you have not let me know whether my buyer has the contract....I have to assume not but you haven't let me know....I have called you, emailed you and texted you....My buyer took the time to qualify....We signed the contract after his second shift job....We spent time writing a good contract and I let you know you had a contract.... The only good thing is that it was a short sale....I need to contact my buyer and (8 comments)

In the last post my step-mom was in the ICU. She is getting better and will finally have the surgery on her arm tomorrow... It has been a very difficult week and my step-sister in law and I took the car home this weekend. I do not have pictures from the hospital but I will include one from a break at the beach on Thusday... I do love the ocean. I actually went in fully clothed because I left Boise in a hurry and had no time to get a swim suit.

I do not list a lot of home. In this market I prefer to be a buyers agent but I do list them and I work very hard to get them sold. On the last three listing appointments I have been on I found that my fellow agents helped me get my listing. One agent told them it was too much trouble to find the comps so they guessed the price....... At another listing appointment both my competitors couldn't guess the market price so they went with the tax assessor's number..... Another agent didn't bother calling back the client.... Yesterday we funded and closed on the home with the cut down rose bushes. At the signing the title officer said something that made me nervous so I went and got the keys the day before we were supposed to fund. I DID NOT GIVE THEM TO THE CLIENT. I found out at 1:30PM that the deal was recorded. I gave the keys to my client around 3:00 PM. While we were still on the properpty the listing agent came for his lockbox, sign and keys. I told him my client needed the keys because the locks hadn't been changed yet. (3 comments)

Here is a weird one.... I am the buyers agent on this one. My only non-distressed sale since 2008 that I was only the buyers agent for. I am now very distressed. My buyer was looking for a very cheap home or an owner carry. We had been looking for a while. On May 5, 2011 a nice little owner carry popped up with good terms. My client liked the home and offered. There were 2 offers and it was an estate sale and the sellers weren't prepared to do anything until some stuff with the estate was settled. My buyer (8 comments)

Short sales are a very interesting aspect of our business. I would try but be prepared to wait for the bank. It might take extra time to close the deal. I wouldn't be afraid unless your buyers are in a tearing hurry. Short sales are a way to get a property for a little less then market value. I've been involved in a few. Ask the listing agent have you started negotiation- If it is already negotiated it will be easy.Make sure the price is realistic and not a teaser - I just showed a home that was listed at (18 comments)
