Yesterday I was called by a former client's mother (Jane)(I love referrals!). I knew this lady for 15 years since she used to work at Eyemart Express in Boise. We have 4 out of 5 of us in glasses. One starting at 5 years old and the other at 8 years old. Eyemart has a good warranty and prices so that is where we went. Everybody knew the me and the Holmes' boys. Jane's dad died a year ago in May. At first they had a friend live there. All he had to do is pay for the utilities. His wierd (1 comments)

In our business we have all sorts of strategies to sell homes. We price the home competitively. We help them decide what improvements (if any) to make. We advertise the home. We make filers. We have open houses (some of us). We remain in contact with our sellers. We talk up our listings. We have knowledge of the other homes in the area of the listing. You do all this and list the home. Sometimes nothing happens. You get nervous. You try to explain to the client that we might need a price reduction. Nothing is happening. You have a joint (0 comments)

I have worked with the client before. I thought we were friends. I knew he was a bit difficult. The first time I wrote 10 contracts, 2 on the same home. I connected him with all my people. Some of them wont work with him after the first buy. My favorite loan officer asked me not to recommend her. Eventually the last contract closed and I became friends with he and his wife.
After a period of unemployment he got a job out of town. I became their property manager. The tenant was perfect but they wanted out of (7 comments)

Well today I passed 100,000 active rain points. I was planning on making a blog post advertising with this post .... But the points were rewarded for a contest I entered on trust. I have been very busy in many different directions... Even real estate has picked up... I have 4 really good leads. One an old listing, one a potential new listing, one a zillow lead and last but not least one I picked up from my last listing.... This is pretty exciting because I have been busy with my dad's research project. Some research for my state legislator. I (7 comments)
listing: Contingent short sale? What is it?

So we know a short sale is when the seller owes more then the house is worth..... So the third party the lender needs to approve or even renegotiate the deal..... We have all seen this.....
So the short sale listing gets an offer the buyers and the sellers come to terms..... Now the package is sent to the bank... If the buyer and seller are lucky the bank has given the listing agent an idea where the house should be listed.... More likely they told the agent they wouldn't talk until the agent had an offer.... Wondering about the wisdom of taking a home off for the market for Christmas As Christmas approaches there are less homes on the market…. Who wants people going into your home while you are getting ready for the holiday? Your family is coming…. You have presents to wrap…. Parties to go to and make…. The holiday is a lot of work! The holiday is also a lot of fun! Who wants to show or buy houses now?

105 E. Bridgewater Ct., Boise, ID 83706 is a beautiful home where I helped the investor on the renovations.... I listed it in September .... Nothing happened..... After Thanksgiving we reduce the price.... Nothing happened..... I was becoming nervous.... When my other listing at 722 Pearl St., Boise, Idaho 83705 went pending I took more action.... My buyer was settled and I started spending my Sunday afternoons at the home.... I had good traffic.... But still no offers..... Worse yet my fellow agents didn't seem to notice my price change.... Gulp....$10,000 off (7 comments)

At our last meeting one of my colleagues asked if anyone had a listing he could open.... At first I looked at him funny....Why would one want to sit in someone Else's listing? I got over that when our agency had the new development.... After a while I sort of realized it would be dumb luck if I ever got any money... It ruined my weekends...Well I did have a beautiful brand new home in a great setting to spend my afternoon in. But no buyers....If they had an agent no pay...If they came back and didn't explain that (8 comments)

I do not list a lot of home. In this market I prefer to be a buyers agent but I do list them and I work very hard to get them sold. On the last three listing appointments I have been on I found that my fellow agents helped me get my listing. One agent told them it was too much trouble to find the comps so they guessed the price....... At another listing appointment both my competitors couldn't guess the market price so they went with the tax assessor's number..... Another agent didn't bother calling back the client.... I am really good at getting listing, finding buyer, marketing, web capture.... What I seem to be not so wonderful at is to close the buyers. I show them to much. I tell the truth instead of writing up the offer. I suggest they think about it and talk to their parents (if they are young). I work my tail off and when I get home I realize I should have showed them the 5 houses I started with so that they would pick one. Instead I drive them all over town..... I need to figure out how to close the (4 comments)
