listings: Affordable housing in Boise

In Boise we know their is not enough inventory. For fun I decided to look for 3 bedroom, 2 bath homes between $150,000 - $200,000. This is a good starting point for a lot of Boisians who are looking for their first home. It also compares favorably to what the same house would cost to rent. I found 136 of these homes. Some of them new listings others that have sat a while. If you are afraid to get your feet wet call me. Between you me and the loan officer we will figure out what you can afford. listings: Busy Summer - Very little blogging - I am back!

This summer has been one of self-discipline. I have been very busy with real estate and the rest of my world. Real estate wise I have not been prospecting but me and my partner have had 4 pendings through most of the summer. On Thursday we were briefly up to 6.
On the rest of the world my dad has been sick with diabetic ulcers and other problems. Nothing that will kill him but things that take a lot of time, patience and love. My diabetes has gotton worse but I have taken charge of it and started excercising (no matter (4 comments)

I was uninspired..... I had 4 listings and very little activity. I knew I priced the homes correctly but Thanksgiving had come and gone..... I still had 4 listing..... The first listing went on December 15.... We close today.... The next one went December 17.... We close next week.... Then the next one went on December 23.... I showed a home on Christmas eve... We close in a week.... Last but not least my last listing went on January 7. I am now have no active listings and $991 pending (at least until this afternoon). I scratch my head and wonder (2 comments)

Today we just reduced the price of this great townhouse in Boise. It is close to the mall, the freeway, schools, movies. 10 minute trip to downtown. Home is wonderful in turnkey condition! I talked to the couple about a year and half ago at a party. The guy worked with my husband. It was a time that they could have bought a great house for what they qualify for. I got the call while I was traveling! They were ready to buy a home. I sent them to my loan officer and they qualified for exactly where they thought they would. We set up a meeting for yesterday... Frankly I was a little concerned because the market(in their price range had gone up at least 20-30%. I didn't want to disappoint them. Well (3 comments)

I am going on a short trip to Northern Virginia to celebrate my brothers 50 th birthday party! It has been a tough 1.5 years for him. Despite metastatic cancer and some heart desease he will make it to his birthday. Right now he seems to be relatively healthy. So I leave on Wed. and come back on Monday. Most times I go away business picks up. I get offers and buyers. It is a time I would like it quiet but it rarely happens. It is scary when nothing happens when I am away. listings: Great open house

Yesterday I opened up my new listing. I was a bit nervous because my colleagues haven't shown this wonderful townhouse. At the open house I had at least 12 couples comes through. A few seemed generally interested in the home (and they needed a Realtor). Others were neighbors. Some of the buyers got to talking to some of the neighbors. It sort of felt like a party (without food). I found out I knew not 3 residents but 4 in the complex. The residents might end up helping me sell this house by talking up the neighborhood. Tomorrow I run an open house on my new listing 7182 W. Cascade. Why do I do it? Some say that it is not a good marketing tool. 1) My listing gets exposure. I get to see how people react to the home! Open houses are great for feedback! 2) It gives people a chance to see the home without much pressure. 3) Gives me the opportunity to pick a buyer. 4) I have yet to sell a home in an open house but I have met a lot of buyers who have bought the house. Well between the time lost by my dad's stroke and the fact that he leaves for Israel to start a scientific study in Israel I decided to help him. I at least understand the scientific and computer jargon that it is needed. I think I might have saved a lot of embaressment by mapping the actual labortory studies to the US Jargon..... It is nice that this 50 year old brain still can do a bit of science.... So instead of contracts and listings my microbiology text and medical dictionary sits by my side.... Today the offer was rejected. The clients were onto the next one with a low offer. I think I must be frustrated with them....When they told me the price I smiled and said "lets write the 9th offer that will be rejected". Maybe I am wrong but I don't think it will be accepted. People don't usually go $10K lower in the first few days of a listing.... We gave them until Saturday. They still don't understand that rushing the last clients during Thanksgiving weekend wasn't wise. I told them that they probably could get their price in a week or (2 comments)

I price my listings after a market analysis at what I hope is a competitive price. In some neighborhoods there is a huge variance of prices.... I give my seller a range and we plan our strategy..... If the home doesn't move I suggest it is time to implement a price reduction... All of a sudden "I don't want to give my home away". I explain that we are not having enough showings to sell the house and we must lower the price or you are the highest bidder on your home. I was in just this situation when I open (1 comments)
listings: OPEN HOUSE WEEKEND- To participate or not?

The Idaho Statesman is hosting an open house weekend this weekend. For $40 you can participate. You are put in a directory (but not given an ad) and can compete with all the other agents participating. Two of the agents in my office are participating. I chose not to. I will host a normal open house on 1408 Dearborn St. but I chose not to participate in the gimmick. I feel that this could be useful for houses in new developments. For me I would be committing to sitting in a house not one day but two days. Competing against all (2 comments)
for home and business. A lot of me thinks I should hire an accountant because my taxes are getting very complicated. I have my real estate business, 2 rentals, a flipper, a husband (with a normal salary), a stock sale, dividends, , 3 kids, two of which are in college. I wish I hadn't had to sell the stock but I needed the money to buy the flipper. me juggling the bills.....

I have a wonderful condo that I am opening up today!!!! Only problem is that there are 2 similar units (that each have 2 bathrooms for sale also). This is the approach I've taken. Let me know what you think!!!! There are a total of 4 condos for sale in the complex out of 100 units. I invited the other real estate agents to have a open house at the same time. I hope to draw attention to the complex.I am raffling 2 movie passes for signing a registration form.This house is clean, staged and ready to goI handed flyers out (9 comments)
