marketing: I entered a contest at work and won a computer!

Yesterday I won the 30 days to success challenge at work. I won a computer, marketing package and social media help. I would like to say I entered the contest to improve my business but I did it for the computer. That being said by partispating in the contest my business improved. I have a couple of buyers I am trying to qualify. I have a listing or two in my future. I have made contact with people. I have a pet project with affordable housing (one of my passions) that I am researching. I am much more focused on my business. Next (6 comments)

I looked in my customer's eyes and realized he saw something different from what anyone else would see and had priced it accordingly (an FSBO). His father built the house himself with the help of a friend. He and his sisters were born into this home and stayed until they married out. He saw the home he grew up in. He saw the memories of Thanksgiving and Christmas. He saw a living vibrant home. A home he and his sisters valued. There was a second home they owned next door that needed to be scraped.

Sometimes you get a great home and price it competively and no one comes. I have thought about major price reductions but the seller is in charge. Seems that people with enough money to buy the home do not want to live in Kuna. There are 6 homes in the development. I called the 5 other agents and 3 of us will have an open home at the same time. We hope to increase traffic. I have done this before with homes that are hard to sell. I have what is a mass open house. Kuna is a little out of (3 comments)

Today my Zillow representative called me. He wanted me to renew my zipcodes......He wanted to increase the price by 400 and 600%. I reminded him that I joined him a couple of years ago when they need agents in Boise. It worked for me but not at the increase in fees. I do not want to sell houses just to pay my Zillow bill. I now need to analyize just what percentage of my business comes form Zillow and what I can do to make up for the loss of business...On the plus side this year I just had 2 sales (0 comments)

I am really good at getting listing, finding buyer, marketing, web capture.... What I seem to be not so wonderful at is to close the buyers. I show them to much. I tell the truth instead of writing up the offer. I suggest they think about it and talk to their parents (if they are young). I work my tail off and when I get home I realize I should have showed them the 5 houses I started with so that they would pick one. Instead I drive them all over town..... I need to figure out how to close the (4 comments)

I have a wonderful condo that I am opening up today!!!! Only problem is that there are 2 similar units (that each have 2 bathrooms for sale also). This is the approach I've taken. Let me know what you think!!!! There are a total of 4 condos for sale in the complex out of 100 units. I invited the other real estate agents to have a open house at the same time. I hope to draw attention to the complex.I am raffling 2 movie passes for signing a registration form.This house is clean, staged and ready to goI handed flyers out (9 comments)
