The day started out lovely.... The sunrise was gorgeous. It was a bit overcast but I didn't think much of the weather. I showed my clients homes. We walked around the houses. It seemed comfortable. In mid-September things slowed down for me.  The talk of a shutdown and the slight rise in interest rates and the news media made people less willing to buy.  I chased some leads and created some of my own luck.

I have been busy enough to appreciate the quiet Saturday.    I woke up with a a mild cold and a dusting of snow and I am sort of happy that I seem to have a day off and can give in to the cold.  Tomorrow I am busy with an open house and I show a home to a new customer.  So I am going to watch Star Trek and monitor the internet.  Happy Saturday.

Yesterday I opened up my new listing.  I was a bit nervous because my colleagues haven't shown this wonderful townhouse.  At the open house I had at least 12 couples comes through.  A few seemed generally interested in the home (and they needed a Realtor).  Others were neighbors.  Some of the buyers got to talking to some of the neighbors.  It sort of felt like a party (without food).  I found out I knew not 3 residents but 4 in the complex.  The residents might end up helping me sell this house by talking up the neighborhood.

Tomorrow I run an open house on my new listing 7182 W. Cascade.  Why do I do it?  Some say that it is not a good marketing tool.
1) My listing gets exposure.  I get to see how people react to the home!  Open houses are great for feedback!
2) It gives people a chance to see the home without much pressure.
3) Gives me the opportunity to pick a buyer.

In our business we have all sorts of strategies to sell homes.  We price the home competitively.  We help them decide what improvements (if any) to make.  We advertise the home.  We make filers.  We have open houses (some of us).  We remain in contact with our sellers.  We talk up our listings.  We have knowledge of the other homes in the area of the listing.

Sometimes you get a great home and price it competively and no one comes.  I have thought about major price reductions but the seller is in charge.  Seems that people with enough money to buy the home do not want to live in Kuna.  There are 6 homes in the development.  I called the 5 other agents and 3 of us will have an open home at the same time.  We hope to increase traffic.   I have done this before with homes that are hard to sell.  I have what is a mass open house.  Kuna is a little out of … (3 comments)

Yesterday was a very busy day that has been part of a very busy couple of weeks.....  I love to show houses but I was exhausted and going to the mountains after my 3 PM closing was not first on my list.

I listed it in September ....  Nothing happened..... After Thanksgiving we reduce the price....  Nothing happened..... I was becoming nervous.... When my other listing at 722 Pearl St., Boise, Idaho 83705 went pending I took more action.... My buyer was settled and I started spending my Sunday afternoons at the home....  I had good traffic....  But still no offers.....  Worse yet my fellow agents didn't seem to notice my price change.... day 17 ---Wow... I picked up more xmas cards and blogged.  I also talked about real estate with one of the ladies at the junior leage thrift strore....And I have an offer on my listings!

Well on Sunday I made a mistake....I don't know why I made a mistake...Maybe I was in a hurry...Maybe the other phone was ringing....Maybe I was to busy trying to get ready for the open house....

This should be my last open house of 2011! As Christmas approaches people get busy and the open houses are less effective. Of course maybe if I am bored I will do it again next week... They say doing an open house every week shows desperation...Well I am getting desperate to sell this beautiful Boise home in a beautiful subdivision before Christmas. Some agents like open houses.... Some don't....  It probably depends on how busy you are and if it is safe to hold the open house....   I know people who try to make it into a party.  I know some that have heavy print advertising.  I know an agent that will spend all weekend at a listing.

I had an open house where 2 families were repeat visitors... At one time we had 5 diffenent family units in the home.  It is funny how they all showed up at the same time.  The sad thing is I couldn't process them properly. I am hoping we recieve an offer soon...  The rental situation in Caldwell and iffy inspection report on another property is making me nervous enough that I seem to have stopped sleeping much....
