Yesterday I asked my fellow Realtors on Active rain: When have you said no to a listing? If you have why? I knew why I wouldn't take a listing but I wanted to know if others didn't take a listing for the same reasons. I don't take a listing when the seller has an unrealistic view of the value of their home. This can be either price or condition. Since I try to help people I will sometimes list a little higher then my best estimate but warn them that they are taking serious risks. Sometimes the house will never be (5 comments)

Sometimes you get a great home and price it competively and no one comes. I have thought about major price reductions but the seller is in charge. Seems that people with enough money to buy the home do not want to live in Kuna. There are 6 homes in the development. I called the 5 other agents and 3 of us will have an open home at the same time. We hope to increase traffic. I have done this before with homes that are hard to sell. I have what is a mass open house. Kuna is a little out of (3 comments)
After a long time I finally have convinced my seller to reduce the price.... The problem is that we are coming into Thanksgiving. I do not think I want to reduce the price when everyone is so busy and it would get lost.... I am thinking of waiting until the Monday after Thanksgiving. Meanwhile with the knowledge that she is going to reduce the price I will try to change it a bit in mls so that it shows the status change. What are your thoughts on the timing of the price change? What do I tell potential buyers (0 comments)

I price my listings after a market analysis at what I hope is a competitive price. In some neighborhoods there is a huge variance of prices.... I give my seller a range and we plan our strategy..... If the home doesn't move I suggest it is time to implement a price reduction... All of a sudden "I don't want to give my home away". I explain that we are not having enough showings to sell the house and we must lower the price or you are the highest bidder on your home. I was in just this situation when I open (1 comments)
