I have been a Realtor since 2006.  I have seen good times and bad times.  To tell you the truth I actually did better in the bad times.  I cut my teeth on the foreclosure crisis.  When times are good there are more of us Realtors and my clients have harder times buying homes.

Yesterday I saw on Facebook that one of my Facebook friend's was thinking of remodeling.  They love there home but wanted to know who had remodeled.   I have known the young woman since she was 5.  She was in my son's kindergarten class.  I watched her grow up from a distance.  I am still friends with her mom.   They now have two children and their home seems to small for them.  Been there done that.  They bought a while ago so I am sure they have lots of equity in their home.

They send out postcards, phone calls and texts.  They want to buy your property. They will pay all costs.  My customers often come to me and ask if its a good deal.  Usually it isn't.  Usually I could get them much more than offered.

My last two transactions had potential hiccups that could have delayed closing or even killed the deal!  Because I took care of these problems early the deals closed smoothly and efficiently

I was posting regurally until the lockdown.    Then I just stopped and isolated. I was a 58 overweight diabetic lady. Now I am a slightly skinnier 59 year old diabetic lady.  (I lost 15 pounds).   I went back to work and went to the hospital with Covid but I am better now.  It was very scary.   I got it from a co-worker who wouldn't mask.  Then I gave it to my family.  My coworkers and family all lost a month of work.

You begged your Realtor to test the market with a higher price then she recommended.  She did it with the normal cautions.  That you are wasting prime marketing time.  People might not view the property at this price. You also need to be prepared to come down quickly.   There are problems with the house that are not problems to you but are problems to the new buyer.   The Realtor suggests that you go to the original recommended price.  You go down $5k not $20K.  After three weeks on the market and one open house no one has come into the home.

I must admit I am a bit annoyed.  A good friend of mine called me to discuss real estate.  My first reaction was to make sure their health was good and they weren't leaving the area.   I made the appointment and went to her home.
 
My friend has a very nice home with stairs and needs no stairs and a lower priced home.  I was pretty excited.  The only thing I thought she needed to do was change the sink and faucet out so it reflected the quality of the rest of the home.

realtor: YOU DO NOT OWN THE HOME UNTIL CLOSING- NO REPAIRS WITHOUT PERMISSION - 02/19/14 07:13 AM
Sometimes before closing a buyer starts to feel ownership of the home.  Let me make it clear.  UNTIL the home is Signed, Funded and RECORDED you, the BUYER do not own it.  If you want to fix something you need to get the SELLERS premission!   You also should not be on the property without permission.  With a HUD deal especially the BUYER and the AGENT signs a document stating that they will do no repairs or improvements to the property.  They will not go on the property without a REALTOR.

I sell many homes a year.  Many of them are financed.   There are a lot of good lenders out there.  There are also lenders that are not so good.   
I recommend one lender in particular because if she is involved I know exactly how the deal is going to go.  I know that if she tells me that the deal is fund-able, it is.   She takes the time to make sure my client understands the process.

I have been facebooking for a while now.   I started to keep track of my kids as they left home.  In 2008 I ran for House of Representatives and I started using it a lot for politics.  Later I started using it for real estate.  
I have a facebook page dedicated to real estate but I use my personal one.   I use it for everything.   I remind people that I sell houses.  I work my politics a little.  I keep track and post about my family and friend.

Today I got a floor call.  This doesn't happen very often.  The lady wasn't working with a Realtor and wanted to see the home that was listed by a colleague.  They wanted to see it at 7:30 PM.  I had a meeting to go to but I left early to drive to Nampa.  I got there just in time!  I turned on all the lights and waited 1/2 hour.  I called her but her answering machine picked up.  I then drove the 1/2 hour ride home.

In this news article an old woman bought a homen from Fannie Mae for cash.   The buyer didn't realize that the property line went right through her home.   I read this and I am thinking that a lot of people didn't do their jobs correctly.   My title officer would have picked it up (as would most others).  Fannie Mae should have picked it up before they marketed the home.    The Realtor should have read the comittment document.  The net result is that this old lady owns half a home.

Today it is time for the great reinspection.... Frankly I am nervous.  We have had over 1 inch or rain fall in Boise.... First as snow then as rain.... It is a soggy mess in Boise.... Any faults will be revealed today... My seller has fixed and disclosed a lot of items... But have not been tested because we need rain to test.... I would have preferred the rain to have come some other day....It would have been nice to test the new gutters, skylights, etc.... before the reinspection... So we will see what today brings....
