When I bought my rentals (before I was an agent) I bought home warranties.  I continued to recommend these warranties after I became an agent 10 years ago.  A few years ago I became increasingly unhappy with my experience with the company. Last year I canceled with the company.   A few years ago I started selling a different warranty.    My clients seemed happy with the new company.
 
Fast forward.  I bought the product I have been recommending to my client for one of my rentals.  So far I have had two claims and I am unsatisfied.   The first one was for an air conditioner … (2 comments)

My husband's w-2 is in... My 1099 is in.  It is time for that terrible time of year. Tax time.  So far I still use Turbo Tax.  I use the home and business program.   I have 3 different business, a kid in college, a hubby and some stock 1099's.   For as little as I make it is a lot of work.
It is a time of reckoning.  By the time I crunch the numbers I will know exactly how much money I spent on each business.  I will know how much I earned.

In mid-September things slowed down for me.  The talk of a shutdown and the slight rise in interest rates and the news media made people less willing to buy.  I chased some leads and created some of my own luck.  
I called a FSBO and got the listing by showing him what I could do for him that he couldn't do for himself.  I took an expensive condo under management.   I have answered my leads quickly and efficiently.  I have run two open houses and picked some leads and potential buyers for the townhouse.   I took a floor call.  I have been setting … (3 comments)

Sometimes I feel like I am on a roller coaster.    Yesterday would be a great example. First we can start the day with I had a plan for having 8 for dinner at 6 PM.... 
I go by the home I am trying to list and I see a FSBO sign.   I call the number on it and it is the sister to the person I am trying to deal with.   At the moment my broker is offering 70k and they haven't decided what they want to do.   I am trying to push the broker up to 80K but so far … (4 comments)

Yesterday I was called by a former client's mother (Jane)(I love referrals!).  I knew this lady for 15 years since she used to work at Eyemart Express in Boise.   We have 4 out of 5 of us in glasses.  One starting at 5 years old and the other at 8 years old.  Eyemart has a good warranty and prices so that is where we went.   Everybody knew the me and the Holmes' boys.

Yesterday was a very busy day that has been part of a very busy couple of weeks.....  I love to show houses but I was exhausted and going to the mountains after my 3 PM closing was not first on my list.
 
This pleasent man called me a few days ago just before a movie started.  I took his information down and called him the next day.  He called me on a listing in a nearby town that I have.  Then he seemed interested in the mountains.  He was sort of looking for his daughter and himself.  Seemed sort of … (4 comments)

In the spring of 2007 a 35 year old man got sick.  When he woke up from the coma he was in complete organ failure and had some brain damage and hearing loss from the virus.  The man and his wife and children were in shock.  This was a 2 career family living in a nice home in Seattle.  They had done everything right.  They had good health insurance. If you have a job (doesn't have to be a good one)....Nothing in collections.... Reasonable credit....I can get you into a house cheaper then your rent....
This is a situation that didn't exist during the run up of prices in Boise....Landlords are forced into a high rent because they have a high mortgage and have double taxes to pay off....  Every home I sold lowered the renters payments significantly and they now have pride of ownership.  The rates are great.... The homes are good.... The price is right....The prices are rising in Boise....The inventory is shrinking.... Right now is the best … (0 comments)
