Well I have been blogging off and on since January 2008.... Sometimes I am consistant.....Sometimes I took long breaks... Mostly I talk about real estate....Sometimes I talk about politics and heathcare.... Sometimes I talk about my family and important events... Others have better blogs but it is a record of what I do and it might help me with my business. I still don't know how to link blogs...While I have had this blog I ran for Congress and had a mastectomy. My kids have left home.... I have learned to be a better agent. I have asked questions... Well if you read my blog you know that I have a deal trying to go south. Today it went south....I almost salvaged it but I said something unfortunate.... I will reiterate the day..... There was an issue that was not serious on the inspection report but it did have the horrible m word......It was on paper attached to insulation attached to the concrete of the perimeter in the crawl space. The experts and the inspector all felt that if you removed the insulation the problem would be solved.....The seller was willing to comply. The buyer was upset. As far as (0 comments)

Yesterday I blogged about losing sleep because I am uptight about two sitiuation. I am still uptight but I want to talk about yesterday. My pending has a mild mold issue....The craftpaper of the inulation was put against the concrete and is moldy. The inspector (who I trust) told me and my client that all we had to do was have someone take off the insulation remove the paper and we could reuse the insulation. OK that was the day I stopped sleeping well. It didn't quite jive with my understanding and legal liabilities of MOLD... I have talked to several (2 comments)

About 12 days ago I was trying to protect a client's earnest money from the hospital room. We are still waiting from a reply from the seller. My instints were good about not quite depending on the underwriter to take care of the problems. They took care of 1/3 of the problems but now we have asked for other problems to be dealt with. The sad think is that the deal would serve my clients well but they are nervous. They want a rental that will cash flow and will rise in value. This home will do both. The repairs aren't (0 comments)

I have 2 good offers for my short sale at asking price or above. One is an investor the other is a family with a pregnant woman. I submitted my paperwork on Feb 29. They acknowledge receipt on March 12. I faxed it not mailed it. The offers came in this weekend. I was pleased. They both came in low but they inched up. Now that I have offers the bank (edited to to political campaign), Wells Fargo, won't assign me a negotiator. Before they told me they couldn't assign me a negotiator until I had an offer. I have an offer on my Condo listing. It is 10K lower then asking price. It is a short sale. I am debating countering on price but I sort of think I want to let the bank do that. I have only had 4 or 5 showings in 2 months. I am countering on the offer to be subject to short sale with the bank, seller and buyer agreeing to the terms. I am worried because I don't know if the bank is giving a judgment or 1099 or something in between (that is part of my negotiation with the bank). (8 comments)

Another weekend and two open houses. This means that any other business I have must be squished into the mornings or evenings. I have yet to sell a home at an open house but I do them for a few reasons:
I might get lucky and find the buyers for the home..... I might find a buyer for another home.....(more likely and has happened)It seems a thing real estate agents should do....It helps the sellers focus on getting ready to show their house....Gives the opportunity for the neighbors to find out about the house (without having to disturb my clients) Lets me (12 comments)

Yesterday, a lady called me about my home on 1408 Dearborn St in Caldwell (I own it). They were in love with the home. They decided they wanted to buy it. We settled on $175K, I sort of figure that I was going to pay another agent $5k to bring the buyer. They had a home they needed to sell first. They were willing to list it with me. Doesn't get any better, does it? I went to their home, they have no equity to speak of. I probably would have to do yet another short sale. It is cute, decorated (7 comments)

Latly many people ask me how is the market? I think its slow but OK. That is what I tell them. Is there any way to make this seem more positive? My market is OK but the houses our sitting longer on the market then they used too. The truth is if you price your home well they do sell. How would you answer the question of How is the market? I also sometimes say it is a great time to buy and a bad time to sell. (2 comments)

Names have been change to protect the identity of individuals The problems started shortly after we were under contract. The buyer had applied for a loan and had 24 hours to give us a commitment letter. After 48 hours had passed I called the other real estate agent and asked him for it. He didn't have but he did send a good faith estimate. After conversation with the buyer's agent I discovered that the loan officer was a (2 comments)
