shortsale: Closing the short sale

We took the listing on April 9. We closed it on September 25. My partner, Bill Taylor, brought this one in. The owner had it briefly listed with another agent but that other agent did not give her copies of the paper work and lowered the price of the home without asking the owner. Our client lived in the home 9 years. She was a divorced lady becoming an empty nester. She was a very competent office manager earning in the mid 40's. A good friend is moving and using me as her agent. I am trying to help her get her home on the market. Yesterday we packed a bunch of boxes... Today we have more.... Right now I am storing the stuff in the garage. I think I can pack for a long time but I can only move a few boxes.... That isn't good.... I met an older lady while showing a house. She was visiting her sister. She wanted to see the inside of the home my buyer just told me she wanted. I took her number and gave her my card. In the end my buyer offered on another better home. I called her up and offered to show her the home. She wasn't sure if she wanted to buy a home but she was living with her daughter in the old family home. She had no ownership of it since she had divorsed her late ex-husband. shortsale: Has anyone done a short sale with Greentree recently?

I am negotiating a short sale contract and the seller countered with a committment for a 60 day wait before the buyer can terminate the contract. This makes me very nervous since the prices are rising quickly in my area and I am afraid my buyers could be priced out of the market if we fail to settle. Has anyone worked with Greentree recently? What would be the wait time with them. I would like my buyers to have the ability to walk if I found something they could buy. I would love to hear that they are settling reasonably quickly … (4 comments)
In October of 2011 I showed a house for a buyer. The owner was home. She is a lovely lady who developed breast cancer. She was paying her mortgage until she couldn’t work because of the cancer. Aisha is a single mother who now has a reasonable job. She tried to get a loan modification but her bank wouldn’t talk to her. They tried to tack on all sorts of fees and call it a loan modification. Aisha has two mortgages.

I have a listing that was foreclosed upon in February. There was a first at 187K and a second at 71 K. I had a great offer but the banks wouldn't negotiate and the market fell further. Today my client called. The second wanted their money. I know the banks do not have to forgive the debt but my client doesn't have it. We discussed this possibility from the beginning and I think my client will have to declare bankrupcy. I will call First Tennessee in the morning and see what can be done.
