I have been feeling stiffer and less mobile this last year.  I had been walking in the foothills but alas I lost my ability. There was no reason I should have I just stopped going there.   I still can walk forever on the flat.  I miss the foothills and my diabetes numbers are getting worse.  The doc is talking about injectible medicines. I have found all medicines have some side effects.  If I don't watch what I eat and exercise I have problems.  Of course I am not alone.  I kept thinking I would get back to it but I haven't.

 Every year since 1991 we have had the Spirit of Boise Balloon festival!
It is a wonderful event where lots of balloonists from all over the country come and launch balloons from our own Ann Morrison Park.

I have closed several deals in 2010 and 2011,  Mostly as a buyers agent and almost all of those bank owned property.   My latest deal is a Fannie Mae property. 
In the past the inspection timetable always started after the seller signed the documents (this was true for all bank owned property).  As I was reading the addendum I saw the words aknowledged date intstead.  I wondered what it meant.  I was told it meant from the moment we came to terms.

About 12 days ago I was trying to protect a client's earnest money from the hospital room.  We are still waiting from a reply from the seller.  My instints were good about not quite depending on the underwriter to take care of the problems.  They took care of 1/3 of the problems but now we have asked for other problems to be dealt with.  The sad think is that the deal would serve my clients well but they are nervous.  They want a rental that will cash flow and will rise in value.  This home will do both.  The repairs aren't … (0 comments)

This Sunday while I had 20 guests at my house my HUD buyer called me.  Apparently all the shrubery was clearcut on 2 sides of the home (including the heritage rose bushes)

I must learn not to talk to banks within 1/2 hour of giving speeches.  Talking to banks tires me out.  Especially when they are uncooperative.   Today the Bottle Brush home in question is going to be shown for a second time twice.  Maybe we will get an offer.  If the banks were not so annoying I might even feel sorry for them.  Maybe an offer would get them to move.  Maybe not.  Today the paper reported a 37% decline in sales from the first quarter last year with a 7% drop in prices in both Ada and Canyon county.  I … (3 comments)

I was just wondering if anyone has an opinion on homes.com?  They sold me a new website and promised miracles (don't they all?) They gave me two featured listings (nationally).  Some of the features are cool but so far it is me and the technicians who have used this website.  I have my old and trusty website, www.debbieholmes.net.  It does a lot of what the new website does plus it has some rankings.  I know a web presence is important but  what do people think about homes.com?

Rain is really good since we live in an arid climate.  What is even better is that I am not running an open house in the rain today!!! Today is National History Day and my son, Joshua, is completing.  Therefore, I took the day off.  This afternoon I will probably try to call some clients.  They might even be home because it is raining.  I like showing houses in the rain.  You can see if they leak.

Today I am going to a listing appointment where I expect will end up being a short sale.  This has prompted me to write a short guide to short sale listing.
A customer calls you and either they know they owe more than their home is worth or you find out when you perform your market analysis.  You are in Short Sale land..... Only do this if you are willing to see it through and can handle frustrating  negotiations with the lender.

I had a very good series of open houses last weekend and I woke up with a schedule on Monday that seemed doable.  I had Two virtual tours to go to (I meet the photographer), 2 market analysis and 5 contacts to call from the open houses, calling USAA (for armed  service members and retirees).  Along with this I had to drop of a car at the body shop and deal with the fact that I am a parent.

Latly many people ask me how is the market?  I think its slow but OK.  That is what I tell them.  Is there any way to make this seem more positive?  My market is OK but the houses our sitting longer on the market then they used too.  The truth is if you price your home well they do sell.  How would you answer the question of How is the market?
I also sometimes say it is a great time to buy and a bad time to sell.
