I'm a Laveen Az 85339 area realtor, but I'm pretty sure that the practice of disclosing is pretty much enccouraged outside my area as well. Right?
So in Arizona, we have what is commonly referred to as the Seller Property Disclosure Statement. So form helps home sellers disclose material information they have knowledge about, in regards to the home. This is actually something that is required in Arizona by law, to disclose to buyers anything known by seller that could affect buyers decision to purchase home.

Wow, what a year it has been for Phoenix Real Estate. Over the course of the last year beginning November 2011, Phoenix Real Estate was seeing the average sales price of $160,387. We also were seeing homes sale for a little under their asking price in the Phoenix area, usually about 1.5% under the list price. Days on market for Phoenix Real Estate in November 2011 was averaging about 80.2 days on market. Roll forward one full year in our Phoenix Real Estate cycle and the market has indeed shifted. So Phoenix has been experiencing a pretty significant seller market in the price ranges under $200,000. Most of the listings that I have been placing on the market are still even today receiving multiple offers. Two homes listed in the last week alone over $130K, and both seeing over 5 offers each.
Buyers agents sometimes ask me what they can do to make their offer more appealing. Of course most agents should know how to make a stronger offer, so I'd rather address what makes it more appealing to me.
