Our October stats just came in and I thought I'd share a few things.
First off, our inventory dropped slightly from 12 months to 11.4 months.  What does this mean?  It means that if no new listings come on the market it will take 11.4 months to sell all the current single family residential houses currently on the market.  So, if you are a seller do you want to be one that sells in the next month or two or do you want to be at the end of that time?  I know where I'd want to be.  Make sure … (0 comments)

Attention buyers! Now is a great time to consider making that offer. Interest rates are still great and there is plenty to choose from. Get off the fence, step out there and "Just Do It"! Now that doesn't mean run around making ridiculously low offers on everything on the market. Today I was driving through Fisher's Landing showing houses and found the area to be most beautiful.The fall colors are in full swing and the leaves are falling fast. The numbers are in. We just received the latest RMLS statistics for the end of April.
As we compare the market activity from January through April 2007 to the same 2006 time period, we see new listings have increased by 8.7%. The closed sales have decreased 14.2% and the pending sales have decreased 13.1%.
This listing increase has put our current Clark County inventory at 7.2 months.
While our appreciation rate has slowed from what it was, we are still seeing the average sale price increase by 7.2% ($304,200 vs. $283,900) county wide. Our median sale price is also still increasing at … (0 comments)

Sorry for the absence on here.
Real estate has been going really well and I've been quite busy.  Busy showing houses to quite a few buyers.  As we have been looking at all sorts of homes a trend has been noticed.  Not enough sellers leave their lights on inside the home for showings.  This is something that definitely helps makes your house feel lighter and brighter, even on a sunny day.  I understand it is tough to leave all the lights on when you go to work but do the best you can.
