Throughout a very light U.S. economic news week, mortgage rates gradually rose early in the week alongside of broader market gains. Wednesday showed a slight improvement, followed by a sharp rise Thursday afternoon through Friday morning,as renewed policy risk regarding the two year HARP extension spread concern among money managers and hedge funds.

Mortgage rates remained relatively stable this week, gaining a few basis points early, selling off mid-week, and then opening up about 20 basis points higher Friday morning. Also, a worse than expected US GDP report was released, as markets saw low volume and volatility throughout a light news week.

Throughout a heavy news week, mortgage rates were up and down. They improved during Monday's Boston Marathon bombings, climbed back up Tuesday in a broader market rebound, and then continued to improve the rest of the week as negative US economic data and market movements have further indicated that the US economy is slowing down.

This week mortgage rates remained near the lows for the year amidst continued signs that the U.S. economic recovery is slowing down.
Retail Sales for the month of March showed a -0.4% decline, the largest decline in the last nine months, as the expiration of the payroll tax cut is finally showing signs of slowing consumer spending.
