I know I usually focus my attention on coffee shops in the DC Metropolitan area, but this little place made me change my mind. There were so many remarkable things about this coffee shop that I simply had to take some pictures and write it up.

If you're like me, you enjoy reading factoids, info-graphics and statistics. Especially when the numbers or results are relevant to you. If you are thinking about buying or selling a home in Virginia, and are curious to know what has been happening in the real estate market in Virginia and what the trends tell us. In Virginia, you have many of these statistics available to you online. 
I recently noticed that the National Association of Realtors links to state resources for housing statistics and Virginia's link goes to a great page with monthly and quarterly Market Reports. The latest report is for November 2017.

I live in an amazing neighborhood.
There are so many great things about living in Charred Oak Estates, a tree-lined neighborhood in West Bethesda. I was first attracted to this neighborhood by the large wooded lots. The winding roads, the circles and the hills were also appealing. In the spring, when the cherry blossoms are in full bloom, the neighborhood looks and smells fantastic. 
The schools have very high ratings, it's convenient to a handful of grocery stores and shopping areas and you can get into Washington DC, or Virginia, or anywhere on the beltway easily.

Let's look at the July numbers:

As you can see from the charts, the numbers of Sold and Pending properties this July were three times the 5-year average for July while the number of Active Listings was equal to the 5-year average.
 

July's inventory of homes for sale was a bit higher than the 5-year average with a 3 month inventory on the market. The number of new listings entering the market in July 2017 is a bit below the 5-year average.

My brokerage, Keller Williams Capital Properties, has a Business Office at 1918 18th Street NW in Washington DC. Whenever I have a meeting there and try to find a good place to park, I often find myself circling the blocks nearby. That is precisely how I stumbled upon Three Fifty Bakery and Coffee Bar.

We know that kids are excited and nervous about the end of their summer break and the beginning of a new school experience, but the first day of school is also a big day for parents. Once they stop doing their "Happy Dance" as the bus pulls away, parents return to the more structured, predictable school year.
