This beautifully maintained Falls Church home went live Thursday and went Under Contract on Tuesday. My team of agents at JPAR Stellar Living did an excellent job getting this home ready, staged, photographed, marketed and SOLD. 
 
 
Although this is a seller's market due to the incredibly low inventory of homes for sale, this week we saw a lot more listings hit the market. Buyers had choices.

Today I heard my daughter cry as she learned that Ruth Bader Ginsburg had passed away. She's interested in becoming a judge so this hit her hard. Then  she broke the news to me. It was right after I heard a report saying we'd reached 200,000 deaths from Covid-19 in the United States alone.
There are so many things that haven’t gone the way we’d planned this year. The number of small disappointments my children have endured is painful to watch and it’s easy to get caught up in them.

So, are people REALLY fleeing the cities because of the pandemic?
It’s been months since the first stay-in-place and social distancing orders were announced and people are finding ways to combat cabin fever – including moving.
Why are they moving? Homebuyers are looking for more dedicated office/work spaces in their homes and more private outdoor space. With the relaxing of telecommuting rules in many workplaces, many city residents are less concerned about living as close to work as they were before Covid-19. And moving further outside the city gets more space for less money which is appealing to many first time buyers.

As you can see from the charts, the numbers of Sold properties is steady and number of New Pending properties for June is above the 5-year average for June while the number of Active Listings is below that of the 5-year average.
 
  
 
June's inventory of homes for sale was a bit lower than the 5-year average with a 0 months inventory on the market. The number of new listings entering the market in June was also below the 5-year average. The uncertaintly around the pandemic may be part of the reason.

One winter weekend morning, my family was surprised by an early morning knock at the door. It was our neighbors who had noticed that the holly bush in front of our home looked like a giant ice sculpture. Our front hose bib had not been winterized and the pipe froze and burst. We were lucky that the leak was under our front porch and outside of our home. It could have been much worse.
