maryland real estate: Maryland Real Estate Market Update - May 2023 - 05/18/23 10:09 AM
So what is happening in the Real Estate Market this month you ask...
Maryland Real Estate Market Update for May 2023
Let's take a look at last months numbers to see what is happening in the real estate market in Maryland.
Tight InventoryThe number of sales is down 33.8% across Maryland from April last you to April this year. Many homeowners are holding onto their homes, especially those with mortgages featuring very low interest rates. We see that this shortage of inventory is leading to slight increases in both average and median prices. Remember that last year saw huge increases with fierce competition and … (2 comments)

maryland real estate: In honor of Jimmy Carter... - 04/11/23 09:31 AM
In Honor of Jimmy CarterI was saddened to hear that Jimmy Carter was going into hospice. Whether you agree with his politics or approved of his job as President of the United State, I think most people agree that Jimmy Carter is a good person.
His work with Habitat for Humanity has always been an inspiration to me. When I was a high school kid in New Jersey, my church group spent a weekend volunteering in Trenton. We worked in the soup kitchen, organized clothes  in the donation closet, and because we weren't old enough to build, we worked to rip out … (12 comments)

maryland real estate: Montgomery County Real Estate - Market Update for February 2023 - 03/01/23 08:39 AM
Wondering what's happening with real estate in Montgomery County Maryland? Here are the numbers for January 2023.
What's TrendingNotice that New Listings and Pending Sales are up this month over last month, but both are down compared to last year. Closed Sales are down from last month, land from last year. We often see a drop because of the winter holidays.
Winter PricingThere isn't much of a surprise that prices are up from last year. We saw huge escalations in price in 2022. The prices dropped from December to January. Again not a surprise. Interest rates made some buyers nervous and the active … (3 comments)

maryland real estate: Maryland Real Estate Market Update - December 2022 - 01/17/23 10:46 AM
Curious about the real estate Market?
Since I'm getting tons of questions about it, I think you are! The deluge of news about interest rates and recession have made many buyers take a pause. Let's take a look at what's been happening in Maryland in the month of December.
When you look at December 2022 compared to December 2021, you'll notice that the number of homes that sold is down by 41.9% which is a significant difference. The average sales price is about the same as a year ago increasing by only 0.2%.
It appears that the number of homes under contract, the number … (1 comments)

maryland real estate: Donate to Cancer Research this Giving Tuesday - 11/29/22 06:47 PM
It's #GivingTuesdayYou know. After Thanksgiving, and Black Friday, there's Small Business Saturday, Cyber Monday, and then...Giving Tuesday.
It's day to donate to charities. Well, I'm involved with a service sorority that raises money for cancer research. Each chapter raises money and then we have a national convention where we vote on doctors doing revolutionary research and we give them money to work toward cures.
Last year we raised and awarded $380,000 to 6 doctors.
My sisters made a video about why we joined Phi Beta Psi. Perhaps you'll consider making a tax-deductible donation today.
Thank you in advance,
Upsilon Gamma Chapter of Phi Beta Psi

maryland real estate: Maryland Real Estate - Market Update for October 2022 - 11/21/22 10:40 AM
Curious about what's happening in real estate? I know you are. Interest rates are up, and there are so many predictions in the media that it's difficult to know what is happening now. Believe me, it's not all doom and gloom.
Let's focus on Maryland for a moment.
As you can see, less units sold in October 2022 than in October 2021. Inventory has been very tight so that is not at all surprising. Both the average and median price increased this year over last year. Pending and Active listings are down as well. Again, not surprising. And the months of inventory is exactly … (3 comments)

maryland real estate: What happened in Maryland in April 2021? - 05/26/21 08:04 AM
Curious about the housing market and what happened in April 2021?
Well, let's take a look at the lovely infographic that Maryland REALTORS puts out each month.
As you can see, sales and prices have gone up from 2020, the year of Covid uncertainty. Inventory, however, is down. Even though there is low inventory, sales are rising and this trend seems to be continuiung. Now is a great time to be a seller.

maryland real estate: Thankful for the Wonderful Walking Women - 11/27/17 09:02 AM
I live in an amazing neighborhood.
There are so many great things about living in Charred Oak Estates, a tree-lined neighborhood in West Bethesda. I was first attracted to this neighborhood by the large wooded lots. The winding roads, the circles and the hills were also appealing. In the spring, when the cherry blossoms are in full bloom, the neighborhood looks and smells fantastic.
The schools have very high ratings, it's convenient to a handful of grocery stores and shopping areas and you can get into Washington DC, or Virginia, or anywhere on the beltway easily.
The thing I am most thankful for when it … (1 comments)

maryland real estate: Busy Market in the DC Area - 04/27/15 02:46 AM
Busy as a Bee here in DC
Over the years I've spent on ActiveRain, I've learned how different climates have different corresponding slow markets and fast markets. For example, the summer may not be the best time to buy in the hotter parts of the country, while it is a great in the Northeast.
In the DC Metropolitan Area, we have a busy spring and summer market. There are some competing factors, but weather plays a part. Most homes have the best curb appeal when all the flowers are in full bloom. The cherry blossoms, azalea, red buds, and tulips look great right now.
The … (2 comments)

maryland real estate: Follow Up Really Pays Off - 03/26/14 04:11 AM
Follow Up Really Pays Off
Last year I discovered that Maryland Residents were excluded from Real Estate Investment Opportunities that were available to DC and Maryland residents through a company called Fundrise. The Fundrise site said that Maryland had a lot of red tape. I blogged about the situation and contacted my state representatives and Funrise to find out why Maryland Residents were being excluded.
About a month ago I learned that my follow up had paid off. I was contacted by my state representatives and by Fundrise saying that Maryland residents will not have the same opportunities as DC and Virginia residents have to … (1 comments)

maryland real estate: Cup of Joe Report - Tout de Sweet in Bethesda, MD - 12/04/13 01:03 AM
Cup of Joe Report - Tout de Sweet Pastry Shop in Bethesda, Maryland
I've been driving a different way to work each morning, passing the ever-changing commerical spaces and trying to get a feel for the types of businesses that will be coming to Bethesda. There are several lunch shops and stores that are walkable from the metro, but there are a few types of businesses that I'm hoping to discover a bit further away. Especially a good coffee shop.
Fortunately, Susan, an agent in my old office introduced me to a wonderful coffee shop in Downtown Bethesda. It's called Tout de Sweet Pastry … (7 comments)

maryland real estate: 5 Tips for Writing an Offer on a House with Well or Septic - 09/09/13 03:31 AM
Are you thinking about buying a home with well water or a septic system?  I recently featured a guest blogger on my personal website and I thought I'd share her wisdom with ActiveRain. She works for a great company called Home Land Septic Consulting and she wrote a blog about the 5 things you should know before writing an offer on a home with well water or a septic system.

Where I work, the exclusive buyers agents at Buyer's Edge often recommend companies like Home Land Septic Consulting because they do inspections, but don't offer to do repairs on the homes … (4 comments)

maryland real estate: Labor Day - Last Day for the Whites - 09/02/13 01:32 AM
As children, we learn a lot of things from our parents. They pass down religious, family and holiday traditions. When we question our parents about WHY we do things a certain way they tell us because that's the way it's always been done. My family listens to the Johnnie Mathis and Andy Williams Christmas albums when making cut out Christmas cookies. Why? Because that's how my mother always did it.
When it comes to fashion, I know many people no longer follow the rules that our mothers taught us when we were little girls. Some of these rules tend to attract … (9 comments)

maryland real estate: Designated Agency IS Dual Agency - 08/21/13 06:15 AM
Designated Agency is Dual Agency
If you're thinking about buying a home in Maryland, you might want to do a little research before selecting your real estate agency. In particular, you should check to see whether the agency you are considering provides service to its clients as a dual agency, designated agency or single agency relationship. Sounds confusing, but it's quite simple.
Dual Agency is when a single person or company is representing the buyer and the seller in a single transaction. Although this is not illegal in Maryland, many people see it as a bad idea. Why? When a brokerage takes … (10 comments)
