Since I'm getting tons of questions about it, I think you are! The deluge of news about interest rates and recession have made many buyers take a pause. Let's take a look at what's been happening in Maryland in the month of December.
When you look at December 2022 compared to December 2021, you'll notice that the number of homes that sold is down by 41.9% which is a significant difference. The average sales price is about the same as a year ago increasing by only 0.2%.

It's #GivingTuesdayYou know. After Thanksgiving, and Black Friday, there's Small Business Saturday, Cyber Monday, and then...Giving Tuesday.
It's day to donate to charities. Well, I'm involved with a service sorority that raises money for cancer research. Each chapter raises money and then we have a national convention where we vote on doctors doing revolutionary research and we give them money to work toward cures. 
Last year we raised and awarded $380,000 to 6 doctors. 
My sisters made a video about why we joined Phi Beta Psi. Perhaps you'll consider making a tax-deductible donation today.

Curious about what's happening in real estate? I know you are. Interest rates are up, and there are so many predictions in the media that it's difficult to know what is happening now. Believe me, it's not all doom and gloom.
Let's focus on Maryland for a moment. 
As you can see, less units sold in October 2022 than in October 2021. Inventory has been very tight so that is not at all surprising. Curious about the housing market and what happened in April 2021?
Well, let's take a look at the lovely infographic that Maryland REALTORS puts out each month. 
As you can see, sales and prices have gone up from 2020, the year of Covid uncertainty. Inventory, however, is down. Even though there is low inventory, sales are rising and this trend seems to be continuiung. Now is a great time to be a seller.

I live in an amazing neighborhood.
There are so many great things about living in Charred Oak Estates, a tree-lined neighborhood in West Bethesda. I was first attracted to this neighborhood by the large wooded lots. The winding roads, the circles and the hills were also appealing. In the spring, when the cherry blossoms are in full bloom, the neighborhood looks and smells fantastic. 
The schools have very high ratings, it's convenient to a handful of grocery stores and shopping areas and you can get into Washington DC, or Virginia, or anywhere on the beltway easily.

Over the years I've spent on ActiveRain, I've learned how different climates have different corresponding slow markets and fast markets. For example, the summer may not be the best time to buy in the hotter parts of the country, while it is a great in the Northeast.
In the DC Metropolitan Area, we have a busy spring and summer market. There are some competing factors, but weather plays a part. Most homes have the best curb appeal when all the flowers are in full bloom. The cherry blossoms, azalea, red buds, and tulips look great right now.

Last year I discovered that Maryland Residents were excluded from Real Estate Investment Opportunities that were available to DC and Maryland residents through a company called Fundrise. The Fundrise site said that Maryland had a lot of red tape. I blogged about the situation and contacted my state representatives and Funrise to find out why Maryland Residents were being excluded.
