Here's a review of June Dane County home sales from a historical perspective.
The Dane County single family home market continued to improve in June. The 646 Dane County home sales recorded in June were 28.7% higher than the 502 home sales in June of 2011, representing the highest total for any June over the last 5 years. A look back further in time show home sales this June were the ninth highest for any June over the last 22 years.  
With increased demand and less inventory, this year is shaping up to be the best year for sellers in at least 5 years. In fact, … (1 comments)

Dane County housing starts increased from 56 in June of 2011 to 80 this June, a jump of 42.9%.
As the graph below shows, housing starts this June were the highest for any June in the last 5 years. We believe housing starts will continue to rise this year, based on trends in the larger market. Locally, we are seeing a noticeable increase in the number of people who are opting to build.

madison real estate: Dane County foreclosures highest for any June on record - 07/07/12 08:14 PM
Dane County foreclosures increased again in June, for the fifth time in the last six months. June foreclosure filings increased by 5.7% from the number of filings registered in June of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 129 new foreclosures were filed in June compared to 122 filings a year ago.
The graph below shows foreclosures continue to trend along historically high levels. In fact, foreclosures last month were the highest for any June on record.

 
Foreclosures in 2012 are currently ahead of last year's by pace by 9.4%.

Dane County condo sales (excluding houses) are ahead of last year's pace by more than 11% through the month of May, but our latest Dane County pending condo sales report predicts the sales pace will increase by a larger amount in the month of July. As the graph below shows, the number of listings with accepted offers is up by 32% from the same time last year. 
Note: our final June condo sales numbers are not available yet, but condo sales in June will prove to be well above last year's total.

madison real estate: June Dane County pending home sales up 33% - 07/01/12 10:28 PM
Dane County home sales are up by 19% this year through the month of May. Our latest Dane County pending home sales report shows the rise in sales will continue in July. As the graph below shows, the number of listings with accepted offers is up by 33% from the same time last year. 
 

Note, however, we are well into the second half of the buying season. Buyer activity is subsiding from the peak months of March, April, May and June. July is a critical month for many home sellers, as buyer activity will continue to decrease as we make our way … (0 comments)

More people are buying homes this year in Dane County, and fewer Dane County listings are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.
 
As a result we are seeing many homes sell very quickly this year, and in some neighborhoods we're seeing prices rise once again.
However every market is unique - by neighborhood, by price range, and by property type. Some markets are strong sellers markets right now, while others remain very strong buyer markets.

We are just getting started with the summer, but for this year's real estate market we are already well into the second half of buying season. This graph paints a good picture of how buyer activity changes from month-to-month. As the graph shows, the number of accepted offers decreases in July - well below the levels from the peak months of March, April, May and June.

The Dane County Distressed Property Index was 24.8% in May. May was the fifth month in a row with a reading below 30%. Here's how the distressed property index has been trending since 2006.
This is a positive sign for our market, but we expect the index to remain at elevated levels through at least 2013. That's because Dane County foreclosures have been quietley increasing this year.

Here's a review of May Dane County home sales from a historical perspective.
The 482 Dane County home sales recorded in May were 18.4% higher than the 407 home sales in May of 2011, representing the second highest total for any May over the last 5 years. The only May to log a higher total in the last 5 years was May of 2010, with a total of 537 sales. It's a better year for Dane County sellers because more people are buying this year. Another big reason is fewer Dane County listings are on the market. As the graph below shows, Dane County home and condo inventory is the lowest it's been since 2005.
