We have a new and easy-to-use search tool that allows you to quickly locate Madison homes for sale by zip code at DaneCountyMarket.com.
Here's how you find it:
Go to the property search tools menu in the upper left corner of our home page.

 
Then select Quick Search - Madison homes for Sale by Zip Code from the list of Single Family Home Search Tools.

Dane County foreclosures decreased in November, but still remain very high by historical standards. This graph shows the number of Dane County foreclosures filed in every November dating back to 2004. The 122 foreclosures filed in November of 2011 were up 307% from the 30 foreclosures filed in November of 2004.

Dane County active home and condo listings continue to trend lower. Here's how active listings have been trending for every November 30th dating back to 2005.  

On the flip side, Dane County months of inventory continue to trend along historically high levels. The months of inventory measure offers a good reading of the market because it takes into account both supply and demand. A low number indicates a seller's market. A high number indicates a buyer's market.  
Months of inventory continue to be very high because home and condo sales are at historically low levels.

The news for multifamily investors continues to get better, as Madison area apartment vacancy rates continue to decline, according to data provided by MG&E.
As you'll see from the MG&E graph below the rental vacancy rate in Q3 of 2011 was at the lowest level for any third quarter in many years. The vacancy rate of 2.57% in Q3 of 2011 was down from the 3.7% recorded in Q3 of 2010, and it was less than half the rate of 6.43% recorded in Q3 of 2005.

The Dane County Distressed Property Index was 31.5% in October, down from the September reading of 33%, and up from the October 2010 reading of 28.8%. This month's reading was Dane County's twelfth in a row above 30%.

madison real estate: Dane County foreclosures decrease again in October - 11/06/11 10:36 PM
Dane County foreclosures decreased for the 10th month out of the last 11, and the 13th month out of the last 16. A total of 105 foreclosures were filed in October, a decrease of 32.3% from the 155 foreclosures filed in October of 2010. The graph below shows the monthly foreclosure filings dating back to January of 2005. 
 
 
Foreclosures remain high by historical standards. This graph shows the number of Dane County foreclosures filed in every October dating back to 2004. The 105 foreclosures filed in October of 2011 were up 184% from the 37 foreclosures filed in October of 2004.

Dane County housing starts decreased from 59 in September of 2010 to 49 this September, a drop of 16.9%.
Housing starts remain at historically low levels. This graph shows the number of Dane County housing starts for every September dating back to 1999. The 49 housing starts recorded this September are just above the 48 recorded in September of 2009, the lowest September on record.
