Are you considering an addition to your home?  Will you be doing it yourself or planning it yourself?
If so the first place to start is with a site survey.  You will need to know where any utility lies are buried.  In addition, if you have a water well you will want to know where the water line is located.
The first thing to do is mark off the area the addition will be located in and get call for locates of all the public utilities.  They may need to be relocated before you start construction.

If you are currently negotiating with a contractor for a re-model of your home or will be in the near future; one indication that your contractor is reputable and their estimate will be accurate is a visit by their plumber and electrical before the final estimate is presented to you for review.
This visit by the plumber and electrician will be annoying at the least!  Both will want access to your attic, the crawl space under the home, in an older home the electrician may want to open outlets and ceiling fixtures in rooms not included in the project.

What is a "Supplemental Assessment" of your property taxes in Humboldt County, California?
In the case of change in ownership of a property or a new addition to a home the Assessors Office will reassess the property and issue a "Supplemental Assessment".  That ‘Supplemental Assessment' will reflect the difference between the prior assessed value and the new assessed value.
The value is then prorated based on the number of months remaining in the fiscal year ending June 30.
This ‘supplemental' is in addition to the regular tax bill you receive.

Do you "Remember" the "Other Agent" in the transaction after escrow closes?  I do not mean do you remember their name.
Do you normally do something for the 'other' agent after the close?  In many cases the "other agent" put a lot more into the transaction than we will ever realize.  In most cases the 'other agent' will not disclose just how many obstacles they over came to close the transactions. 
Once the escrow check is received, all the problems seam to 'go away'.

In the excitement of finally closing on the sale of your home (packing, moving, making plans for your new home etc.), don't forget the reason for the excitement; your buyers.
One way to show your appreciation, is to "Leave them a Gift".   And add a note of appreciation that they chose your home (do this no matter how difficult of  an escrow it was, remember all escrows are now 'difficult').

"Is it a bedroom"?  The best answer I can provide my clients is; "let the building inspector decide".  I suggest to the client that they obtain a building permit for "a change in use". 
In most locations a building permit is REQUIRED for ALTERATIONS and CHANGE IN USE OR OCCUPANCY even if no construction is being done.  I present to the owner that the cost of the permit is small in comparison to the increase in the value of the home by having an additional bedroom.

If a building project is in your future that will require a 'building permit' or if you currently have an open 'building permit' in Humboldt County, California, the final inspection of/for that permit will include making sure your home is in compliance with both the 'Carbon Monoxide Alarms' section of the building code and the 'Smoke Alarms' section of the building code.

"It's Raining"; "In the Front Yard"!  That statement does sound strange, unless you live in the Redwoods!
In the Redwoods, it is a common event if the front yard is landscaped (the Redwoods were removed when the home was built) and the Redwoods were retained in the back yard. 
The Redwoods in the back yard generally have a large canopy.  If there are a large number of Redwoods in the back yard, the interlocked canopy they create will collect most or all of the rainfall, few rain drops will actually 'hit the ground'.

Property damaged or destroyed by a fire or other calamity may be eligible for property tax relief in Humboldt County, California.
The loss must exceed $10,000.00 in value (that is a low figure if you will be using a contractor for repairs).
In order to apply you must file a claim with the Assessors Office.  You are allowed a 12-month window to apply, if you have had a recent fire etc.  It is best to notify the Assessors Office immediately!

"Change-in-Ownership Reappraisals" are required in Humboldt County, California when a sale or transfer of ownership occurs of real property.  There are however,  exceptions. 
Did you know that the transfer of property between husband and wife does not require a reassessment for tax purposes?  This includes transfers resulting from both death or divorce.
Also, refinancing your home or creation of a living trust will not cause a reappraisal.
There are additional exclusions, contact the local Assessors Office for additional information.

In the current market, selling your home may involve expenses that you will  need to plan ahead for.

When buyers ask if something in a home is included in the sale of a home; my reply is always "Ask for it".  We make a list of items the buyer would like as we walk through a home and review it before making an offer.  In some cases, items are eliminated during the review of the list.

Preparing your home for sale?  Take a good look at your closets before listing your property for sale (all the closets not just the bedroom closets).

This weekend I received several calls from clients wanting to 'drive by' properties they found in print advertising.  They wanted the property address.
The problem; no MLS number in the advertisement!
Print advertising is still used by many agents in this area.  Some of them do not place the MLS number in the property description.  I have always wondered why? 
In many cases when the ad was 'read' to me, the description was so vague, it would be difficult to find in an MLS search.
This AOR does not have a requirement for all advertised properties to have an MLS number.

How many "different" door locks does your home have?  How many key's are required to access those locks?
If you will be listing your home for sale, make it easy on the agents that will be showing your home. That means having one key to access all door locks of your home. 
This will allow the showing agent to focus on the amenties of your home instead of focusing on which key they will need for the front door or the side door etc.

Instead of trying to hide an extra key to your home where it might be discovered, you might want to consider purchasing a GE Security/Supra 'KeySafe' Slim Lock Box 001004.  They are available from Home Depot, Lowe's etc for about $30.00.
The unit is large enough to hold several keys and has a push button combination that can be easily changed once the unit is opened.  It can be securely mounted in a location that is out of the way on the outside of your home.
