humboldt county: Required Sewer Lateral Testing - 11/22/11 01:46 AM
One of the communities in Humboldt County, the City of Ferndale, has an ordnance that requires the testing of the sewer lateral from the home to the connection in the street at the time of property transfer.
The problem has been that if the selling agent does not request that the sellers pay for the test at the time of the sale, the buyers become responsible not only for the test but for any necessary repairs that may be required.
I believe this is the only community in Humboldt County that requires this test.

In this coastal area of California, many homes on the market have a septic system.
Homes located "in the Redwoods" may have a "Wisconsin Mound" Septic System due to the high ground water levels in area that Redwoods grow.  The Wisconsin Mound systems are relatively new in most cases. They were developed to overcome the problems associated with high ground water.
If the home you are viewing has a noticeable built up area in the back yard, that is the mound for this type of system.

If you will be listing your home for sale in the near future and you have a garage or shed that is beyond repair, get rid of it!
Garages and sheds that are ready to 'fall over' detract from the appearance of your home.  Take it down or have it taken down and prepare the site for the buyers of your home to build new.  Many trash haulers will take down old garages of sheds at a reasonable cost.

If you will be listing your home in the future, fall is an excellent time to trim back any tree's or bushes that are near your home.
The buyer's  inspectors will want to visually inspect the entire exterior of your home.  If there are tree's or bushes obstructing their inspection, they will ask them to be removed or trimmed before completing their inspections.
That will only delay the close of escrow for your home.  They may be favorites of yours but you will be leaving them.  This is the season to give them a trim without damaging them.

"Property Characteristics", Have you Reviewed Yours?  In most counties of California, "Property Characteristics" are available from both the assessor's office and the health department.  Copies are generally free to the homeowner.
Have you reviewed yours? 
It is a good idea to review them before placing your home on the market for sale. Why?

When you place a listing on the MLS, are you careful what information is provided in the public comments section?
Information about improvements to the property completed by the homeowner, a homeowner's relative etc. without building permits (weather a permit was required or not) could raise a "red flag" at the Building and Planning Department. 
After all, that information is available on the web in most cases.  We have free access to the MLS here and the public comments are included.

If you are planning to have a "house warming" for your new home for your family and friends, don't forget to invite the neighbors!
Good relationships with your new neighbors start as soon as your offer on a home is accepted.  Inviting them to your "house warming" just makes good sense.
When you have set the date for a "house warming", make invitations for your neighbor's and deliver them in person.  They will appreicate the care you show.  They may not show up but they will not feel 'left out'.

Before listing your property for sale, it is a good idea to have both a Structural Pest Inspection completed and a Roof Inspection completed (if your roof is more than a few years old).  In addition, if your home has a private well and/or a septic system they should also be inspected.
Why?  The Structural Pest Inspection will provide information on the cost of any needed repairs.
The Roof Inspection will determine if the roof is in acceptable condition for a lender.
The Well and Septic Inspections will determine if they are in acceptable condition.

If you reside in a rural area here in Northern California with out public sewer service you should know what a leach field is!  Google will provide an excellent description if you are unsure!
When you do not pay for sewer service your home usually has a septic tank and a leach field.  You should know where they both are located. 
Parking a vehicle on top of the leach field could result in costly damage.  Placing a patio on top of the leach field may prevent repairs to the leach field and require their relocation.

Getting ready to put your home on the market?  Do you have a door to "nowhere"?
In other words, do you have an exterior door that does not have a landing and steps?  I see many when I 'walk thru' homes.  In years past the appraisers have just 'overlooked' them. 
In the current market with the current appraisal standards, a non-used exterior door with out a landing and steps will be considered a health and safety issue and the lender will request repairs.  The door will be assumed to provide access. This area of California has many older homes and many of these older homes have detached garages.  When showing homes I always make a point of inspecting the inside of a detached garage and I pay careful attention to the ceiling of the detached garage. 
Why?  Most detached garages do not have a finished ceiling and it provides an opportunity to inspect the roof from the inside.

If you are considering remolding your kitchen, make sure it will fit with the rest of your home.
If you are considering enlarging the kitchen, how large a kitchen will fit with your home?  Enlarging the kitchen may be expensive if it requires removing or moving walls.  Will you recovery the expense if you sell?

Instead of trying to hide an extra key to your home where it might be discovered, you might want to consider purchasing a GE Security/Supra KeySafe Slim Lock Box 001004.  They are available from Home Depot, Lowe's etc for about $30.00.
The unit is large enough to hold several keys and has a push button combination that can be easily changed once the unit is opened.  It can be securely mounted in a location that is out of the way on the outside of your home.

Adding a garage or a shop to your home?  
Before you pour the slab, give some thought to adding a bathroom!  A bathroom in your new garage or shop will take up only a small amount of space.  Yes, it will need both a water line and a line to the sewer or septic but the additional cost to install them is minimal.  Going to Home Depot or Lowe's and purchasing an inexpensive sink, vanity, toilet and shower will not break the bank.  And small water heaters are inexpensive.
