Once again we have no sales in this wonderful community, which surprises me because of the tremendous values not seen in Years.
We see a slight uptick in Properties for sale, while there was a decrease since March's report of Homes under Contract.

And again we see most houses for sale are not distressed, yet most homes under contract are distressed.
Distressed Properties are properties in some stage of Foreclosure, be it Pre-Foreclosure, In Foreclosure, Short Sale or a Bank Owned Foreclosure (REO)

Well given the reports I have posted on the previous months this year, there rally is no surprised here, and in fact the shapes sure are starting to look the same.  By Dividing the number of homes for sale, by the number of homes sold in the First Quarter you get how many months of inventory are on the market.  At the rate of current sales, there is ~10 1/2 months.
So excluding any new homes coming on the market, it would take 10 months to sell all the current inventory.  But since … (4 comments)

Well wish it was better news but lets see what the trend is.  We now have 8 months inventory in West Pasco Real Estate.  and as you can see we have a nice range of prices to chose from here.  Seems as the inventory goes up, so does the number of Days on Market (DOM), unless you priced it right, than it sells on average in ~90 days, as has been the case down here for some time.  Unless you are a 7 figure home.  There are 16 … (0 comments)

Hidden Lake Estates is a privately owned & operated airport Airport community ~25 miles north of Tampa developed in 1970 on 400 acres.  The original plans were to include a golf course as well, but that failed to materialize.  Hidden Lake Estates is just south of Golden Acres Estates and northeast of Gulf Harbors

There are ~150 homes with direct runway access in Hidden Lake Estates.  Since the streets are used to taxi to the runway, the county refused to own the roads.   Too much liability.  Planes have the right of way and you should pull your car into … (0 comments)

Only 4 sales in the Gulf Harbors Gulf Access Waterfront Community in February 2010.  While not a stellar showing, considering current market conditions, and how some waterfront communities had ZERO sales in February, things are not so bad in Gulf Harbors.  The community with its own private beach may have 20+ months inventory, but at least some of the properties are moving.

Sales are way down.  Back in January's report there were actually more solds with less Active's, as well as less units under contract.  I would not make too much out of this yet, considering the weather and the economies combined affects.  But if this continues and becomes a trend it is not a good sign, so hopefully it is an anomaly.  The one thing that has remained constant is that New Port Richey still accounts for, roughly, one third of all West Pasco County Home Sales

Well it is that time of year again, and with all the cold weather we had this winter, it is just another sign of spring in Florida.  Chasco Fiesta is one heckuva good time.  If you have never been, and I find  that hard to believe, you really need to treat yourself to atleast a few activities over the many days.

Unlike most other reports I blog, these Statistics include ALL Residential Property Sales:
Single Family Homes, Townhomes, Condos & Mobile Homes.

Here are the numbers from 2008 for comparison to 2009 which are in the 2nd graphic.  First thing that jumps out at me is that the Average Sold Price to List Price (SP/LP) ratio was 93% in New Port Richey just like Hudson, Port Richey & West Pasco County as well.

Things looked much better in my West Pasco 2009 Annual Market Report than it does for Hudson.  Which is due mostly to the fact that Hudson is the farthest point in the county from the Jobs, specifically Tampa/Clearwater/St. Pete.  As a result the Market is under more duress the farther you are from the hub of the Metropolitan Statistical Area and the jobs

As you can see in the chart below, Beacon Woods subdivisions are currently sitting on ~18 months of inventory at a casual glance.   The large amount of contracts speaks to the number of distressed properties.  Until now Beacon Woods has been doing rather well, but it also may be a seasonal/holiday adjustment to be considered in the declines of sales, and increase in inventory, above the County range

Well comparing this chart to last months we are seeing declines in all categories, with the exception of Houses under Contract.  Active Listings are down ~1%, and Sold Listings took a hit of ~37% compared to last month.  However, the number of properties under contract have increased month over month by ~7%.  While it is a good thing in this market for the number of Active Listings to decline, it was a marginal decline.  The increase in Listings under contract is probably due to the long time that Distressed properties take to close.  We … (0 comments)

Poor Leisure Beach.  NO SALES AGAIN.  Bright spot is that there are ~300 homes in the Leisure Beach Subdivision so there is a low percentage of homes on the market.  But worse than that is of the last market report there were 2 homes under contract, whereas now there is only one under contract yet nothing has sold, and 2 homes are no longer active.  So it appears a total of 3 homes have been taken off the market.  Could be that presently Banks make more money on Foreclosures than on Short Sales, … (2 comments)

Well one good thing is that inventory levels continue to drop in West Pasco.  We are down to just over 9.2 months of inventory on the market.  That being said, the number of homes in each category has dropped compared to last month.  So there is less Inventory on the market, but there are less homes under contract and less homes selling in November 2009

Sorry it has been so long since my latest pictorial of sunsets, had other things to deal with, and with Sunset happening earlier and earlier, it got tougher and tougher to get to the Gulf of Mexico in time to capture Nature's Beauty.  Now that I have gotten back there, I can not believe far south the Sun now sets.  I am sure part of it is illusion, but the direction I took all previous sunsets was off camera to the right of what is visible in these pictures.  And my Gulf sunsets … (9 comments)

Active listings nudged up 5 units for a whopping 1% increase in inventory (negligible)
Homes Under Contract decreased by 10%.  (rather sizable)
But the biggest change was Solds from 37 last month to 59, for an over 50% increase in closed sales for October.  But more importantly Year over year sales are up ~40% from Oct 08

The distressed market has remained constant for the most part.  The only significant change was for Active properties, there we have seen about a 15% increase year over year.

Below you will find charts and details on the West Pasco Single Family Real Estate Market.  As you can see by the Bar chart, we have quite a bit of inventory on the market.  You might also have noticed on my Trulia widget on the left of my blog, that Inventories have been declining this year, but spiked recently.  Using Septembers sold properties, we have 10 months or normal inventory and about 7 months inventory of distressed property.  But the thing about Distressed properties is that most of them take … (0 comments)
