Another thing is that the increase in the Actives, which was last month there were 4 homes under contract, now there is only 1, but only 1 sold last month. Unfortunately I made a rookie mistake. My camera was at home, and I was not. So by the time I got home and than got to the beach so shoot the lighting had dramatically changed.

Best advice would of course be to listen to mother nature. Do not plant what does not belong where you live. There are so many varieties of grasses and plants as well as trees, that it should easy enough to develop a unique and enjoyable landscape for you use, but also one that is easy to maintain in your climate/conditions. Most people I know in my area are frustrated at the brown lawns becuase of the strict water restrictions we have.
