I was on a flight recently when the pilot announced: "We're not expecting any turbulence or flight delays today." Which words stood out? Turbulence and Flight Delays! Our brains do not process negatives easily. We recently held a public Real Estate Workshop where we discussed the steps of buying and selling a home. We described these steps in depth and made them very easy and clear to understand. I'm sure you have heard reports about how the housing markets have gone down and how Memphis has declined as well (number 13 in nation for Foreclosures). But the Collierville Market (suburb of Memphis) is going strong.  I was conducting research for a Collierville home that my team, The Landry Team of Collierville, TN, will be listing.  Research showed that in the subdivision of the subject property, the recently sold homes have been on the market for a maximum of 1-3 months. 
The media projects that homes are selling under market value...if they sell at all. But here in Collierville, we seem to be doing great and are very optimistic!

The Landry Team with Keller Williams Realty hosted a Public Real Estate Workshop this past weekend February 23, 2008 in Holly Springs, MS.  It was a great success with tips and discussions that motivated everyone.  One particular speaker brought out many points that was very interesting to me.

Since our team decided to write about short sales yesterday. I decided I would follow up today with the foreclosure process. Especially with Memphis having a very high rate of foreclosures. Our team has been reading several books about the process.  Here is what it all boils down to. There are 3 main stages to the foreclosure process.
Preforeclosure - Foreclosure time lines vary from lender to lender and state to state.  Usually they begin after the homeowner's first missed payment. We have been asked recently "what is a short sale?" It is the homeowner sales their home for less than what is owed to the bank on the loan.  The lender accepts the lesser amount as payment in full.
The seller escapes foreclosure and the corresponding hit to their credit report. They do sustain however a smaller hit on their credit report for any missed payments and for the short sale.  Also, the seller does not make any money from the sale of their home.

I received a lot of mixed comments on asking your clients at the table for 3 referrals.  May I remind you, this was just a suggestion I received at a seminar.
One idea I liked off of the comments was to give the client a survey with a self stamped envelope so they can take their time filling it out and then give it back to you.

I attended a seminar where the speaker told everyone to get a Neat Receipts machine.  It's basically a scanner that has software to store your receipts, business cards, etc. on your computer.  The scanner automatically reads the receipts, labels it, and puts it into a folder.  After that, you have a copy on your computer that you don't have to search for.  During tax time, you can go to your computer and print the tax sheet out and the scanner has already put everything into a very organized page that you can take to your tax professionals.  It's a great machine.

memphis: Memphis Tornadoes - 02/06/08 05:07 AM
My wife and I were at work, Keller Williams Realty Germantown/Collierville office, yesterday when the storms came through. The sirens were going off for several hours. We finally left at 6 pm and discovered that a bad part of the storm (possible tornado) came down about 1 mile from our office. Luckily, we were not harmed and our home was fine. 
These are some helpful tips I found today while browsing the internet.
