I was on a flight recently when the pilot announced: "We're not expecting any turbulence or flight delays today." Which words stood out? Turbulence and Flight Delays! Our brains do not process negatives easily. Realty Trac and others like it are not useful tools for the investor or the residential home buyer. For the investor looking to get a pre-foreclosure, the courthouse/county building is the quickest way to find new properties. For the residential home buyer, it is a confusing tool, and distracts them from properties that are actually available for purchase. A Realtor who knows the area and is willing to educate the homebuyer is the best resource for getting that great deal.

Hi this is Daniel with the Landry Team of Keller Williams Germantown/Collierville/Memphis Office. We recently held a public Real Estate Workshop where we discussed the steps of buying and selling a home. We described these steps in depth and made them very easy and clear to understand. After we finished the steps, one of the audience members asked if we could quickly repeat those steps. She then said she did not realize how much there was to buying or selling a home.

When you are thinking about buying a home, there are several things to examine.  I would encourage you to get a home inspection.  Unless you are an expert in several areas, you need someone to look at the roof, furnace, heating/cooling system.  I started creating a list for people to check for...such as: settlement cracks, leaks, water flow in the yard, and I got to the point where half of what I was listing...I was suggesting to hire a professional to look at.  Most home inspections do not cost $200-300, which may seem like a lot....but if you are about to make … (1 comments)
