ashburn virginia: 14% Of Homes Listed In Ashburn Are Foreclosures - 09/06/07 08:32 AM
A search of the 551 active listings in Ashburn showed 78 properties were either owned by a bank or lender, in pre-foreclosure or short-sale candidates.   This represents 14% of the current homes available for sale in the local MLS.  Of these 78 properties, 53 were townhouses, 15 were single family homes and 10 were condominiums.
Back in March of this year the percentage of homes that were foreclosures in the same area was 5%.  From an absolute number and from a percentage, the percentage of the marketplace that could be considered distressed properties has risen dramatically.

ashburn virginia: Sales Up Throughout Eastern Loudoun County except....Ashburn - 06/12/07 02:08 PM
The four areas of Eastern Loudoun County all showed an increase in homes sold versus the same period last year except in Ashburn.  Sterling, Leesburg and South Riding all had increases in volume and helped to push sales activity up 14% over May of 2006. 
The only laggard was Ashburn with units sold down 16% (24) over last year.  This is a turnaround from the previous 4 months of the year when Ashburn either met or exceeded sales for the prior year period.

ashburn virginia: Sold In 30 Days Or Less - 03/23/07 07:10 AM
In the last 3 weeks, the number of homes sold in Ashburn, Virginia that were on the market for 30 days or less was almost 40% of total sales.  On the other hand, almost the same percentage of homes sold were on the market for 6 months or more (37%).  Why is this happening? 
The short sales cycle for new listings can be attributed to proper pricing (listing price).  In the last 4 or 5 months, prices have remains fairly consistent.  This has allowed sellers and their agents to make a pretty accurate assessment of current market value and be confident in … (0 comments)
