5 Predictions for 2011 Freddie Mac analysts point to five features that they believe will likely characterize the 2011 housing and mortgage markets: 1. Low mortgage rates. With Fed observers expecting the central bank to keep the federal funds rate at its current target range of 0 percent to 0.25 percent for most (or all) of 2011, relatively low mortgage rates will be a feature of the 2011 mortgage market. bellingham real estate: Sudden Valley 3rd Quarter 2010 Real Estate Stats - 12/17/10 10:52 AM
Like most of the MLS Zones for Whatcom County, Sudden Valley is showing indications that prices have stabilized and are actually begining to head in the upward direction. Below are the numbers for Active & Sold listing are shown below. While prices are showing signs of improvement, the number of units actually selling is down a bit and market times are up.
As you can see below  the Average Sales price in Sept 2010 was up 18.9% over Sept 2009 and the Average Sold price Year to Date for 2010 is pretty much a push with 2009.

In June 2010, the Bellingham YTD Median Sold price is down 10.2% and the YTD Average Sold price is down 4.6%. As of Sept, the YTD Median Sold price is only down 6.8% and the YTD Average Sold price is down only 2.9% for the year. So as you can see prices are stabilizing (Keep in mind these are Year-to-date, YTD numbers – if you look at the month of Sept "Sold" numbers in the full report below you will see that the Ave & Med Sales prices for Bellingham were actually higher in 2010 compared to 2009).

Overall average prices across Whatcom County are stabilizing. In fact, the average sold price for the month of Sept 2010 compared to the month of Sept 2009 is up 12.4%. While September 2010’s good numbers are not good enough to bring all of 2010’s Year to Date (YTD) numbers above 2009, they are going in the right direction. In my 2010 half year report through the end of June, the YTD drop in Average Sale price from ’09 to 2010 was at 6.4%. As of the end of the 3rd quarter this number has reduced to 4.6%. Many Ferndale homes have relatively large yards and some of the nicest Mt Baker views than anywhere in Whatcom County. Rarely can one find a 4 bedroom Ferndale home for sale that has Mt Baker views, a large fully landscaped yard, beautiful gazebo, built in outdoor cooking station, a very nicely done water feature for under $300K.

Whatcom County Residential (homes & condos only) Real Estate Stats for the 1st half of 2010. With a comparision to the 1st half of 2009.
 
While prices across Whatcom County continue to decline there are some bright spots. So far this year in Whatcom County 935 residences (homes & condos) have sold compared to 826 through the end of June last year – a 13.2% increase in units sold.
