spokane real estate: Spokane Road Construction Map now Available! - 05/25/12 09:00 AM

2012 Spokane Road Construction Map now Available!

Spokane is an awesome place to live. We enjoy four distinct seasons, each of which brings new things to do and a varying range of weather conditions. It is common for our winter temperatures to range both above and below the freezing mark, and this "freeze-thaw cycle" tends to wreak havoc on our roads. Which means, come spring there are a lot of potholes to fill!
It sometimes seems like summer in Spokane means every major road is under construction. Even though this happens every summer, we all inevitablably run into a detour … (2 comments)

spokane real estate: Should You Appeal Your Spokane County Tax Assessed Home Value? - 01/04/12 09:26 AM
Should You Appeal Your Spokane County Tax Assessed Home Value?
In many of our recent home sales, we find that the current tax-assessed value is significantly higher than the current fair market value. (What a surprise!) With declining market values, it is not uncommon for assessed values to be $40,000 or more higher than today's actual market value.
If you believe this is true in your case, you may want to file a request with the Board of Equalization to have your property value reviewed. If your appeal is approved you will most likely save several hundred dollars on your … (3 comments)

spokane real estate: Does the Obama Health Care Plan include a Real Estate Sales Tax? - 02/15/11 03:42 AM
Does the Obama Health Care Plan include a Real Estate Sales Tax?
There have been quite a few stories, emails and social media posts in circulation on this topic. Although everyone is entitled to their opinion about the Obama heath care plan, the story being promoted about a new real estate sales tax is misleading and inaccurate.
Here's an excerpt from a recent email that is circulating:
Did you know that if you sell your house after 2012 you will pay a 3.8% sales tax on it? When did this happen? It's in the health care bill. Just thought you should know. So, this is … (4 comments)

spokane real estate: Tax Credit Deadline is April 30 for Home Buyers! - 03/25/10 11:56 AM
Last November, Congress extended a tax credit of up to $8,000 for first-time homebuyers and authorized a new credit of up to $6,500 for existing homeowners who purchase another home.
First-time buyers and existing homeowners have until April 30 to take advantage of the credit, offered as part of President Barack Obama's economic stimulus package. Members of the military serving outside the U.S. have an extra year (until April, 2011) to buy a home in the U.S. and qualify for the credit.
A "first-time homebuyer" is defined as anyone who has not owned a primary residence for the past three years.

spokane real estate: When Will Home Values Rebound? Predictions for Spokane and the Northwest - 03/05/10 06:31 AM
By now you know that home values have taken a dip in Spokane. So the million dollar question is: Will prices go lower? When will prices rebound? No one has a crystal ball, and much will depend on our employment rate and the number of foreclosures hitting our market.
A recent CNN Money article predicted home prices nationally could fall another 6% to their lowest point by September, 2011. However, their local forecast has Spokane values appreciating by 3.2% in that timeframe. Also of note, Tacoma, Kennewick and Seattle were among the top five on their list of best bets to … (1 comments)

spokane real estate: $8000 Home-Buyer Tax Credit Video - Act Now! - 09/08/09 12:01 PM
While owning a home has multiple benefits, there is another bonus for First Time Homebuyers for the next few months: An $8,000 First Time Homebuyer IRS Tax Credit! This “Gift”, given to First Time Homebuyers from the government, does not have to be paid back. This incentive, combined with historically low interest rates, tax advantages for owning a home and the affordability of first-time homes in our area, means buying a home can be more affordable than renting! “First Time Homebuyers” include anyone who has not owned a home in the last 3 years, so even if you know someone who … (0 comments)

spokane real estate: $8K Tax Credit Advance Loan for First Time Home Buyers! - 05/12/09 04:29 PM
The 2009 Stimulus package included a "refundable" tax credit worth up to $8,000 for taxpayers who purchase their first home between January 1 and November 30, 2009. While it is a great incentive for first-time buyers, the funds are not available until after the purchase when buyers file and receive their tax return.
The new Washington State "Housing Tax Credit Advance Loan Program" will now make the tax credit (up to $8000) available to borrow up front to use as a down payment! The program is not up and running yet, but the funds have been approved and it should go … (0 comments)

spokane real estate: Economy in Toilet = Lower Interest Rates for Homeowners! - 03/16/09 11:57 AM
Unless you have been living in a cave, you most likely know that the U.S. Economy is at its lowest point in recent history.  That is certainly not good news. But there is a silver lining:  Mortgage rates tend to fall when economic news is bad.  Basically, mortgage rates are tied to the Bond market so when the economy is weak, money flows out of Stocks and into Bonds. When Bonds go up, interest rates go down.
For a very short period of time at the beginning of this year, we saw some rates as low as 4.75%. It has crept … (0 comments)

spokane real estate: Spokane Foreclosures, Short Sales, REOs and HUD homes - 03/06/09 04:25 PM
Right now there are many great buys in the Spokane market. Before you jump in, take the time to educate yourself about what is available to you. I've provided information below on the process a distressed home may go through, and the opportunities to purchase them along the way.
Spokane Pre-foreclosuresIn a pre-foreclosure situation, the homeowner currently owns the house but is behind on payments and has been notified that their lender or bank will foreclose if they don't pay off the balance owed. Buying a home under these circumstances is the stuff of late night, get-rich-quick infomercials. In reality, most of these people … (0 comments)

spokane real estate: Obama Signs Stimulus Plan-How it Affects Housing Industry - 02/17/09 12:05 PM
The $790 billion stimulus package signed by President Obama today increases the home buyer tax credit to $8,000, drops the repayment feature, reinstates last year's 2008 loan limits for FHA, Freddie Mac, and Fannie Mae loans, and provides $2 billion in additional funding for states and localities to be used to purchase, manage, repair and resell foreclosed and abandoned properties.
Homebuyer Tax Credit. The bill provides for a $8,000 tax credit that would be available to first-time home buyers (those who haven't owned in at least three years) for the purchase of a principal residence on or after January 1, … (0 comments)

spokane real estate: Breaking news - Senate Approves Tax Break for Homebuyers - 02/05/09 10:18 AM
In an effort to invigorate the national housing industry, the Senate voted Wednesday night to give home buyers a tax break of up to $15,000. The proposal would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit, which would be applied to their tax bill. Current law provides for a $7,500 tax break for the purchase for first-time buyers only.
Consumers would be allowed to spread out the credit over two years, making it possible for those who pay less than $15,000 in taxes to benefit. Anyone who buys a … (0 comments)

spokane real estate: How to Get a $47,000 Discount on a New Construction Home in Spokane - 10/04/08 09:35 AM
Yep, you read that right. Most people know by now that the Spokane Real Estate market has not experienced the steep decline in values that many other locations have seen. Although listing inventory is high and total sales have declined, we've held fairly steady on prices. But that doesn't mean there are not great buying opportunities here.
One of Spokane's largest and most reputable home builders, Sullivan Homes, went into court receivership in early August.  Spokane attorney Nancy Isserlis was appointed as the receiver of Sullivan Homes' assets, which included 32 homes and 72 building lots, with a combined list price … (1 comments)

spokane real estate: NOW is the Time to Invest in Spokane - 11/27/07 01:58 AM
The Spokane residential real estate market continues to buck the national trend of declining values. Several factors are combining in the Spokane region, including positive in-migration, dwindling inventory in new construction, rising rental rates, and lack of supply of buildable land. The following statistics back up these facts:
Forbes ranked Spokane 9th in the nation for housing appreciation, with a year-to-date increase in prices through June 2007 of 10.4%.Spokane is still a bargain. The median home price is $197,700 - less than a quarter of those in San Francisco and a third of those in Los Angeles.Apartment vacancy rates are extremely low, … (1 comments)
