Someone somewhere said that supply rules everything.  Boy, they weren't kidding.  In February the Washington D.C. Housing market was dictated by the fact that the inventory is slim pickings and the well priced home moves fast.  In fact, if you were to look at 2007 numbers of inventory, this last month comes very close in comparison.

January Property sales were 308, up 15.8% from 266 in January of 2009 and -42.6% lower than the 537 sales last month. January 2010 sales were at a mid level compared to January of 2009 and 2008. January YTD sales of 308 are running 15.8% ahead of last year's year-to-date sales of 266.

What does it all mean?  It would seem that March was a turn around month for everyone!  At my office in Chevy Chase we experienced a dramatic turn as well, and now the city seems to be recovering!  If we have anything to lay our hat on it's the fact that November - February is over, and we can start to experience a more normalized market here in the district.

Hi Everyone: I’m excited so I hope you don’t mind me sharing. So, here's the cool news...people have noticed I haven't had time to write.  Here's the better news, I have god reason.  I've been a tad busy.
 The Chevy Chase office is doing something incredible.  When comparing listings sold from January 1 to May 12, 2007, to the same dates in 2008, we have improved by 103%!!!
