california: $1 Billion More Spent on Manhattan Beach Homes

In my local market of Manhattan Beach, California, covid Year 1 (2020) was a record year in real estate. We ended the year with more than $2.5 billion in homes sold. But last year, 2021, was much, much busier. We sold an extra $1 billion in homes, ending the year at $3.554 billion in sales volume. That's a jump of nearly 40% in one year, from the new high! How and why did Manhattan Beach perform so well? 1) Volume, volume, volume. In a typical year, we see about 400 homes sold in our seaside community of 35,000 people. In 2021, there were 517 sales. california: Zillow's 'Instant Offers' Controversy Distracts Us

Oh, the slings and arrows Zillow invites upon itself! The "Instant Offers" controversy led my local board of realtors in Southern California (South Bay) to host a meeting last week to vent the issues. Judging from the tone in the room, agents smell a rat. People suspect they've seen Zillow showing some kind of "true colors" or the first hints of a secret plan with this new test. Suspicions that Zillow plans to "disintermediate" realtors out of the business are only fed when Zillow moves sooooooooooo close to facilitating a transaction directly. california: Bitcoin Buys a $3.2M House

It's something new for all of us here in Manhattan Beach, California. A buyer has just closed a purchase of a home with more than $3 million worth of Bitcoin. I wrote up the whole story for this blog post on my MB Confidential blog. Check it out! I really felt for the agent. I mean, you know that you should probably understand Bitcoin better. I aspire to understand it better, also. But it seems like recreational learning we might get to "some day." Imagine how the sellers of this home and their agents felt.
