negotiable: Commission Cutting Turns Me Upside Down!

I can’t believe in this market, I’m still getting calls and emails asking for a commission discount! I used to say my commission is “X”, you decide what you want to pay a co-broke. You can pay “X”, you can pay “X minus ½ a percent”, you can pay “X minus 1 percent”. This was ok in an appreciating market with no inventory! Now, with choices of what to show, agents are going to be reluctant to show the reduced commission properties! I know some readers will do the righteous thing and show everything, but I just don’t buy into that! Agents (24 comments)
negotiable: Listing Agreement Tips

In my continuing series of tips to share, I'd like to offer some ideas to include in your listing agreement. 1) Have the start date read: This agreement begins when it is signed by the Seller 2) Have the expiration date pre-printed as "This agreement expires after "X" months, ending on the last day of that month. This way, having it pre-printed gives it the appearance that the length of the agreement is not negotiable. Also, ending the listing on the last day of the month, gives you extra time and makes it easy to keep track of when your listings (19 comments)
