Today is the auction of 11 remaining units of a new condominium building that was completed almost 2 years ago in Wildwood Crest NJ. Alot of us are very happy to see this come as alot of buyers have been sitting on their hands waiting . With market values for these units ranging from low 400's to 500's the auctioneers of course advertised starting bids at $ 125,000. I had the opportunity to sit through a "Marketing seminar " earlier today that was sponsored by Realtor.com .  Having been to many of these events in the past I always expect the customary pitch toward the end and I have absolutely no problem with that as this was a free event with coffee and danish being served and I always pull a few valuable items from them . wildwood crest real estate: Data Base Update Relives Old Victories and Failures - 01/11/09 11:00 AM
This year I am going through my Top Producer and updating anything missing or delete contacts who I won't likely do business with any time soon.  One thing that does happen during this exercise is you get to relive each transaction and everything that happened during that time. It is almost like watching old training films in your mind only my personal perception surely distorts what really happened.

This is more of a question as to which would be more of a burden. In a short sale or Deed in Lieu of foreclosure when the property is a second home or investment property it is usually customary to have a 1099 issued for the difference in sale price to outstanding loan amount. This would be considered taxable income and therefore unavoidable, even if you declared bankruptcy. 
On the other hand a defficiency judgement can be dismissed through bankruptcy and the mortgage company cannot strong arm as much as Uncle Sam. I read alot of posts re: the avenues to take … (2 comments)

It has been something I have been working towards for some time now. Taking a day off , telling the office to forward calls on my listings to the floor person, not answering my phone and changing my outgoing message to let people know that I was off and would return all calls tomorrow.
When I first mentioned my plan to a few associates they were stunned, " what do you mean not answer your phone?" was the first reply. Invariably every one that heard what I did said " yeah thats a great idea I was thinking of that".
