Well it's been raining for six days straight here in Southern California and a lot of people are not home shopping during the rain. So it's probably been a few days since you've visited any of your vacant listings. This would be a great time to get out and walk each room and the garage to ensure that the roof is well sealed and not causing damage within the home. Identifying any issue early can prevent substantial damage within the home. When I first arrived at this 1920s Los Angeles home I real never expected to find the level of settling I was about to uncover. Take a look at the photos below. From the street the home looked very small.

After walking in the front door it was evident that the home was settling as cracks were found in the walls throughout the home. Doors and windows were out of plumb by more than a 1/4" and up to 1" in others.

So we have all found that home that is a fixer at an amazing price. But how does one know if it is a good investment or a bad one. You get it inspected that's how. But what if you hire the wrong inspector to do the job, well it could be the worst investment of your life. Some inspectors specialize in new construction. Some know more about electrical than plumbing. Others are roofing specialist. You are going to need a home inspector that is well rounded and specialized in remolding an construction. Someone who flips homes himself would be ideal.

home inspection: Do you Have The Right Key? Common Dead Blot Misstake - 12/07/09 07:43 AM
One thing all Realtors hate is having the door locks re-keyed only to have them written up in a home inspection report for a life and safety issue. Here is a great illustration on what you want to see on the doors of any home you have listed.
The issue with dead blots that are keyed on both sides is that the key is never around when you need it. In case of fire it may impede the exit.

home inspection: What Did The Plumber Do Here? - 12/04/09 05:46 AM
Here is a look at a laundry area in a home I inspected on Thursday. In the picture below you can easily see the drain and power outlet for the washer but what did the plumber do with the supply lines for the hot and cold water? Here is a hint look at the little mouse hole in the cabinet.
 

My client is going to need some long stainless steel hoses for this one. Poor workmanship on the part of the plumber to miss the location by 7 feet.

This is a picture from a home inspection we did Wednesday. A bathroom ventilator was use over the to of the cook-top. As you can see from the pictures the grill is covered with grease. The bath vent is not designed for use over a cook-top. It dose not have a means of filtering the grease nor does it have the ability to move the amount of air needed to appropriately vent the heat and grease from the kitchen.

Home inspection Nightmares. Here we have a common household garbage disposal. Take a look at these pictures. As a home inspector in Southern California we have seen it all. There are a lot of was to install a garbage disposal correctly.
It always surprises me just how creative people can be when it comes to doing it wrong.
This one is missing the cord connector and ground. Along with it access cover.

 
Here we have the cord cut and spliced together under the sink.

Los Angeles Home Inspector warns. Water damage is more about what you can't see. Take a look at these pictures. Here is a picture of a common tub one would find at any home inspection. There were signs that a shower door had been removed at some point. What is hard to see is that the tub was not level. A good home inspector will check if the tub is installed correctly. Your inspector should also stand in the tub to insure the floor below is not soft or spongy.

Here we have a garbage disposal with everything wrong. The garbage disposal was working at time of inspection. The unit is a Badger 1 MFG INSINKERATOR.
What A Mess But Fixable

In this picture below you will see that the Badger disposal was wired with Romex. This type of wire in intended to be installed in walls where not it is not subject to physical damage. The wire enters the disposal without the proper wire connector. This will cause chafing and damage to the wire insulation.

As a home inspector we find plumbing leaks on a regular bases. In the picture below we have a 3/4 galvanized pipe with a level of corrosion that shows signs of near failure. It's important to check your visible plumbing pipes for corrosion so you don't have to worry about leaks and failures.

Look at all the damage cause by the trees in the pictures below. As a home Inspector we find damaged caused by trees and tree roots all the time. I recommend not planting trees within 10 feet of a structure wall or foundation.

Home Inspection Turns Up Garage Carbon Monoxide and Fire Danger. Take a look at this picture. I inspected a home that was 3 years old yesterday. In the garage a section of drywall was removed from the wall nearest the cieling. On closer inspection it was observed that a section of the sheer wall was also removed. Trying to figure out why, I was ably to find a Romex wire run from a junction box in the wall cavity run to a ceiling fan in the bedroom. As a home inspector you will need to be able to identify the location of structural supports and straps. Here we have a Simpson tie holding a support beam in place.
