Los Angeles Home Inspector describes the difference in furnace burner flames. Take a look at the pictures below. When you have your home inspected. Many inspectors will also check the color of the burner flames. The color and intensity is important to determine the condition and efficiency of the unit itself. An orange flame will indicate a burner that will require service, cleaning or replacement. A orange flame will also put off higher levels of carbon monoxide. This is a real danger in homes. Below is a picture I took at a home inspection yesterday

home inspectior: Laminate Wood Floors V.S Carpet! Which Is Best?
- 09/10/09 06:16 AM
Carpet V.S Hard Wood and Laminate floors. In Southern California carpet floors have been taking a back seat to the hard wood floor sector for the past 10 years. However now that people have been living with the laminate floor system for 10 or so years some things are coming to light. Many laminate floor systems are not holding up to the 10 or 15 year warranty that they came with. People are also finding that the cost to remove and replace this type of floor system is considerably higher than carpet. Some true hard wood floor systems can be more (2 comments)

home inspectior: Lazy Contractors and Self Venting Range Hoods!
- 09/10/09 05:22 AM
As a home inspector in the Southern California housing market for the past 11+ years I have see trends come and go. One trend I am not to keen on is the self venting range hood. As it goes a vent hood is use to remove heated air from the cooking area and to prevent grease an odor's from depositing on kitchen surfaces. With a self venting hood the heated air is not removed but forced back into the kitchen. We have all seen grease filters clogged and in need of replacement. The filters in the average kitchen can become clogged (4 comments)
home inspectior: Wood Destroying Insects. What Are The Signs?
- 09/03/09 03:14 AM
A word on wood destroying insects. Subterranean termites are the most common termite in Southern California. A mature colony has from 80K to 400K workers. The average colony can consume a one foot length of 2x4 in 118 days. We also have the Powder post beetle. The most common evidence of a powder post beetle infestation is a talcum powder-like substance known as frass. This frass falls from exit holes made by the beetles. Another insect that can cause a lot of damage is The Carpenter bee. The carpenter bee will bore into the wood six to ten inches and nest (0 comments)

Asbestos. Any home built before 1978 will contain asbestos of some type, unless it’s been removed. In older homes where the new owner wants to renovate the entire home, it is best to know where the asbestos laden products are and call a professional to remove them. This can impact the renovation budget heavily. Plan ahead and know what need to be doneand the time involved. Most common areas asbestos can be found. Because most conduit and cabinets are made from metal, it is common for these components to have sharp metal edges due to the manufacturing processes. The NEC specifies a number of protective measures to help protect wire insulation from being cut or damaged by these edges both during installation and later when in actual use. Insulated cables may not be inserted directly through knockouts, for example, due to the sharp edge around nearly all knockout holes. Clamping and other wire protection is often not required for plastic conduit parts, since the plastic is not likely to damage insulation in contact with (0 comments)
home inspectior: Partial Inspections. What You Need To Know
- 08/26/09 05:14 AM
Frequently, we get the request in our office for a "partial" inspection. This is another of those things that truly escapes my logic. While I am sure that the basis for this request is the desire to reduce the expense of the inspection, partial inspections are often a high-risk event for everyone concerned. Let me explain by way of example. The most common partial inspection request is the roof inspection. This is due primarily to the high replacement cost of the roof and the probability of extensive damage to the interior of the home should the roof fail. Here's where (2 comments)

Electrocution Fire Loss of life! That should be enough reasons to employ a fully qualified electrician to undertake any electrical installation, repair or maintenance of electrical systems in your home or business.Electricians spend 4-5 years going through a tough training program that covers the many and varied aspects of electrical work, as well as meeting strict licensing rules and regulations, and comprehensive insurance cover for any potential mishap.Anyone contemplating electrical do-it-yourself would be well advised to reconsider undertaking such a task because there are numerous pitfalls that can have disastrous consequences – and it is illegal.
